ParticipantDave I believe downtown will indeed crater. My seller is holding their breathe as we are in escrow but another unit in the complex he is in just lowered their price by over 100k on a short sale. He is already in escrow at close to 100k under his purchase price of two years ago. I can see if running down even more as long as investors don’t start bailing people out. The other thing about downtown are that HOAs in the nicer places are pretty brutal. In his building they are about 540 a month.

ParticipantThe condo market in UTC has already taken a pretty nice hit mix. What complexes are you looking at? I know places in Lucera that have lost at least off their 2004 prices. Yes that is 10% off of 2004! I think UTC will continue to move lower but it will not happen overnight. If you are talking about places like off Shoreline and some of the really nice stuff, they will go lower but again it will take time.

ParticipantPerry I would argue that it is unethical unless the buyers agent is very diligent in telling that same buyer that there may be houses ON THE MARKET that are exactly what this person is looking for and that agent will not show that buyer the home.
Additionally if that agent locks the buyer into a representation contract, then if that buyer does want one of these lower commission homes and is represented by another agent there could be a major problem.
So yes I feel that it is unethical because I do not believe the buyers agent would ever tell a buyer all of this information up front. If they did and they were very up front about it then I guess it is okay but you would have to be a pretty lame buyer to continue to work with someone like that…

Commissions are negotiable in the state of California. There is no minimum or maximum. These people should not only find a new buyers agent, they should call the broker who employs this agent and complain to him.

Why should this cycle be any different considering that we are in only the 2nd year of the cycle? Pnilesh if you want to get the very best price then you should not even be thinking of purchasing for at least another 2-3 years.
Also as many of you already know secondary advertising such as Craigslist are used all the time by Realtors.

ParticipantLonestar I agree with you and am in the same boat. However I have seen more then one post with some fairly cavalier statements about the recession. Things like bring it on, and I can’t wait for it.
