ParticipantGary awhile back I heard that the 8821 was basically a formality that was never enforced… until recently. Now I heard that lenders were indeed going to start pulling tax records much more in the underwriting process. This is just second hand where I heard this from but I was wondering if it is true. (I don’t do loans so I have no clue)

ParticipantI will point out, and have posted twice on this issue about the both a NAR and a CAR lobby against a private transfer tax… It made alot of sense to lobby against and NAR and CAR were correct to lobby against it. You may want to read about it and decide for yourself if you would have supported it or not.
What I thought was intriguing was that everyone loves to pound on NAR, loves to talk bad about realtors, complain about commissions, yet two seperate posts about private transfer taxes which could result in up to 1% in a purchase and can stay with the property and there were ZERO responses.
Absolutely the bulk of the lobbying, in fact ALL of the lobbying is self serving but some of that self serving interest would actually help Joe homeseller/homebuyer. Not much… but some.

ParticipantCitydweller if you print out the address you can find out. I have some good experience with Mission Valley. I bought a 1/1 in Mission Plaza back in 02 and sold it a few months ago. I am not so sure about the 1050 rent but that sounds about right as that was the rent I was charging my client. Overall it was okay for me and worked out well. I sold it at about 10% below what the current market was back in the spring and am glad I did.
I think the condo market will continue to depreciate substantially condominiums. That 1/1 for 180k may indeed been a “true” sale as in an REO that went from the lender to a private party. I have seen other prices in that range. As for the 300k for the 1/1 at the top of the market… mmmm I am not so sure about that but I am sure you can find an isolated case or two. The 1/1s in Mission Plaza maxed out at like 250-260 at the height of the frenzy.,. maybe more if I went and dug around.
Anyways point being for any of you guys thinking about condos as first time buyers.. try to hold out awhile longer.

ParticipantCyphire agreed 100%… I thought I heard or read something a few months ago about some sort of breakthrough with solar panels that was going to really help reduce the cost but maybe not… It is so inconceivable to me that the only mass energy producing solar panel project I have ever seen is the one out on 395 on the way to Mammoth. The amount of energy that could be produced is amazing if everyone had panels. You said it correct Cyphire, if the feds or state county gave big dollars to existing homeowners and builders to implement measures like this the payoffs in the future would truly be substantial. Similarly it would give birth to rampant growth in those particular industries and technologies. Seems pretty much win win to me…

Simmons is pretty classic. I like him alot. tg, you should listen to Collin in the morning on 800. I think you would like him. As for the Pads, they are the best damn aaa team in baseball. Always will be and things won’t change. In about 15 years Peavy will be retired and voted into the hall of fame as an Atlanta Brave and we can all say we enjoyed his first 5 years as a pad…Hey it’s San Diego, nobody really cares that much anyways right? Hey we got one of the best names in baseball this year, Milton Bradley (only second to Coco Crisp) so we are SERIOUS PLAYERS right?
