So I believe after you build and then convert the construction loan to a mortgage then I “believe” the assessment will be based on the new appraisal.
That is JUST MY GUESS though so don’t take it as gospel. Assume your property tax will be 1.15% after taking bond measures and such into account. You can read up on Prop 13 to find out about the cap on annual increases… It is pretty stringent but yeah they do go up a little bit each year. Like I said, google california prop13 and read up…I am to lazy this morning to do it.

I forgot to ask if you had abandoned the plans to build in Bonita/South Bay. I think in the long run, you get more for your money by doing that then purchasing resale.
I take it you are just kind of weighing all the options?

ParticipantI have heard Bruce speak as well… I have posted before very sparingly on SDCIA and used to be alot more involved there.
Kind of a different world over there.
I do echo your sentiments on Bruce. For 15 bucks it is a pretty good deal but you may indeed find yourself surrounded by a few realtors, brokers, (the SDCIA crowd)etc…
