not sure what’s reasonable on a house. The internet says budget anywhere from 1-4% of a houses value for maintenance.
but not sure how that translates to high dollar homes.
But even if it’s the american average of 3-4,000$, add in pool maintenance, and a yard guy, and it’s not that far off a low end condo. Plus, one reroofing could take a long time to recoup ona single house.
I have a feeling we all generally underestimate the true costs of maintenance. 7 k a year sounds like a lot of maintenance, but I doubt most houses average less than 6 longterm

say a million dollar condo, 12000 a year is about 1.2 percent. Wouldnt one expect to pay at least 1.2 percent on general maintenance on average (not every month, but on average) on a comparable house?

Are condo maintenance fees really higher than house maintenance fees? They’re irritating, sure,because they’re every month. But I wonder if they’re really more costly than regular home maintenance costs.

And just like that new listings evaporate again. The bigger surprise though is the big bounce back in pendings! There were tons of buyers out last Spring and many didnt get new homes. Im sure the higher rates have priced out a bunch of folks but not all. Prices are lower now, a lot lower. Im talking as much as 200-400K for some houses and that seems to be getting some folks off the sidelines.
I’ll be watching that and if it continues it will serve as more evidence that there will be enough buyers at new price levels to prevent another big leg down. Im still thinking we should see another 10% next year but also thinking that may very well be it.
On a side note spent a quick weekend back east at a high school reunion which was an amazing experience. Reconnected with lots of childhood friends that are not just incredibly succesful but also still well grounded wonderful kind people. Oh and funny too. Havent laughed so much in a while. No one cared so much what others achieved but rather that we were all generally happy, healthy and here. And then a baseball game with a legendary ending before grabbing a flight home Sunday night. scaredyclassicParticipantit is quite remarkable to me how a switch can flip and what seemed impossible to me, even when I had gone vegetarian (become a vegan? you gotta be kidding; pizza!); and then suddenly, it is absolutely clear and easy. On vacation, a couple times, I subjectively felt “pressured” into deviating a bit into vegetarianism; some egg in a burrito I was sharing with my wife.
I’m not an absolute purist, I recognize it doesn’t really matter if I eat a bit of cheese or egg to be polite or share but this rare exception made me realize how unnecessary any deviation really is.
the egg was ok, I didn’t freak out, or get all dramatic, but I definitely thought about the chicken who suffered, and tried to be as grateful as I could be for that bit of egg.
To have an actual piece of dead animal body meat, though, i don’t think I could ever do that again. I’d rather go hungry for a couple weeks. Vancouver is a very vegan friendly town, options everywhere, and the tide is definitely moving in favor of veganism.

Eh. Air travel sucks and we can just drive up to Mammoth. It sounds like all of your gripes would be addressed by moving to NorCal.

I agree that air travel is terrible. However, Google Whistler and Alpine hiking. They have world class gondolas. This is world class shit, not mammoth. The 2010 Olympics were there. I despise planes and actually going anywhere, but this was worth it.
Also I feel better today. But I still contend so cal drivers are generally disdainful of anything in their way

I’ve walked all over Vancouver the last couple weeks. I have not once had ANYONE cut in front of me fast while crossing the street. In CA, I walk a lot, much more than a normal human, and my overwhelming experience is that it is NORMAL for motorists to find pedestrians an annoyance and to swerve right, a bit ahead of where you’re crossing.
People in the USA I think truly do not give a shit about their fellow citizens. Can’t speak for Canada but the motorists are obeying rules and seem not insanely impatient.
Also murder rate per capita in USA is 3x Canada.
