I know you and I have not seen eye-to-eye in the past but I say this out of genuine concern.
Get a property manager.
I have done more of that in the last 3 years and I have come to the conclusion that its actually more risky to manage your own rental than to manage your own purchase.
Waaaayy too many ways to get sued or lose a shit-ton of money based on seemingly innocuous or friendly decisions.

Participantisnt trump really the logical conclusion of reagan? this is performance art…we need to be governed by someone who is dramatically satsifying. but times have changed from the 80s.
years of reality tv has brought us to this moment.
i think he might have my vote. anything with even the appearance of realness is irresistible to voters. we have been slathered in bullshit for so long we long for anything authentic, we’ll take any reasonable facsimile therof.scaredyclassic
Participantok, im in a contrarian mood. normally, id take the pro position. but i don’t know…most of them have truly good intentions. Im wondering if the overall toxicity of our society has just screwed with everyone’s essential humors such that we are all as a nation fat, sad, and wild. that donald trump is leading in the polls seems to be some sort of indicator of something. it correlates with cop misbehavior, i bet.
i like cops generally. really i do. i think the entitled, freedomloving, rights spouting masses come up against scared cops who require fast submission, and we end up with people who both think they have not stepped to o far out of line.
it’s not just that cops are out of control. we are all out of control. the climate is out of control. these may be end times…
