I just took out the dishwasher at my rental last month when the kitchen was re-done. Dishwashers break down often and create headaches. My tennant didn’t use it anyways and was happy with the new kitchen. I would allow a tennant to buy/install a dishwasher if they had at least a 1 year lease and were willing to pay for purchase/install. As far as paint, it also depends on how long the lease was and if they were willing to re-paint when they move out or have the amount it would take to paint taken out of deposit. I would prefer that a renter not paint at all. There are problems that arise when trying to match colors down the line. White/eggshell white that are commen at paint stores are the best for rentals. It is easier to match the paint when you need to do touch-ups.

They also sent me an e-mail regarding homes that didn’t sell in the last auction. What I’ve noticed is that most homes that sell, sell at about the midway point between “previous valued at” price and starting bid. Bids that are closer to starting bid usually don’t get sold and eventually go back on the market. Although prices at these auctions have not been that great, they have helped move the market along. The banks can not rely on these auctions to sell there homes at top dollar anymore.

recordsclerkParticipantI personnally think that each and every area is vulnerable to depreciation. I would have to agree that older established neighborhoods with fewer owners that need to sell will select not to sell in this market. That would make that micro select area seem less likely to drop in price. I think there will be a point of equalibrium for each and every neighborhood. If newer Scripps is selling for 50% less then older Scripps, then one would think that more buyers would lean towards newer Scripps, in turn putting pressure on older Scripps. If 4S Ranch is 50% less then newer Scripps, then one would think that more buyers would lean towards 4S Ranch, putting pressure on both new/old Scripps. So I would think that every neighborhood would affect it’s neighbor and at some point the Butterfly effect will take hold on all San Diego properties and beyond.
