Won’t impact==> They won’t have to resort to fire sale. They can easily rent out with +tive cash flow if they need to move out which may be the case most probably. The real damage would be done by the damage to the psyche which is magnified/sped up during the current time…
How do you know they can rent out cash flow positive? That would depend on what the mortgage is.
Damage to the psyche? Please.

Why would anyone use Zillow as a benchmark?
Because they have sophisticated algorithms.
OK. LOL.

Very good question(s). When I listed my property I was well within comps although slightly (5k) higher than the zillow zestimate.
I recall when you were whining about the house not getting offers in an earlier thread you mentioned you were a little above Zillow.
Why would anyone use Zillow as a benchmark?

Overdue is more like it.

Agree most coastal communities did not have AC when my wife and I were growing up in LJ, but many of us have installed it since. Even though we don’t use it much at our house in RSF–we do enjoy having it for the few times a year we may need it–especially when it’s hot and humid.
Have you ever wondered what the cost per use is?
Reality
Participant
Does anyone remember a time when AC was deemed unnecessary in San Diego? The old houses in La Jolla didn’t have AC. But now, people who pay a couple millions will install AC.
In some San Diego neighborhoods it gets pretty hot, places like RB and San Carlos. I doubt many homes there were built without AC.
Most people on the coast don’t have AC because it’s unnecessary there.

Participant
Stupid question:
Does the US automatically qualify to be one of the teams in the little league world series?
There are 16 teams in the LLWS. 8 from the U.S. and 8 international that play in separate brackets. The U.S. champion plays the international champion in the finale.

LV is HUGE now but I don’t know how that population lives with the incessant, oppressive heat they have to deal with 8-9 months year.
Actually the average high temperature only exceeds 80 degrees there six months out of the year, and that includes October where it barely gets there. For 90 it’s only four months.

I put my house on the market for top $$ – I’m going to give it a few weeks. If I don’t get solid offers by Aug 1 I’ll place it back on the market for rent.
Why? If you don’t get “top $$” then it’s not worth that.
Do you see some great appreciation in the future? This place next to where I used to live was on the market for 515k in 2006. Owner got greedy back then and now will get less than that 515k a DECADE later. And this during another mini bubble.

Participant
The shitshow really got going under Bush after 9/11. I remember coming back sometime in the 90s with my family, and there was barely a line.
According to OP, it was barely a line until 2015. Maybe we should be blaming Obama.
