Well, to be accurate, I was the only one to call you that. And it was a reaction after reading 3 pages of your whining. You’ve gotten a lot of great advice but have chosen to ignore it.
The only relevant “exact detail” that I can see is that your home is priced higher than what the market will bear. How unfair to you!

“I am worried about property values.”
Something about this rubs me the wrong way. Dude probably has made a small fortune because he bought years ago and is concerned about any erosion of what he must consider his appreciation entitlement, most due to the bubble he’s probably never heard of.

So you are willing to give the seller a gift of 100k for convenience (not having to look harder for “the right house with the right options” AT THE RIGHT PRICE)?
Since you are giving money away for the sake of convenience, I’ll run errands for you for a mere 25k.
