I have enjoyed your posts over the last year or so. I seem to share the same feeling that one’s profession can be recession proof. My wife is working on her dental licenses here in the US. She routinely is asked to meet with dentists with very busy practices. She simply need to complete her exams. Our income and risk changes dramatically once she passes. I can comfortable say that even working for someone a dentist is going to make between 75 and 100. This is low end estimate. In this scenario if Husband makes 150 and wife is making 100 the risk of real estate going down becomes less significant.
On a side note have you seen any resales at Airoso. I think Standard Pacific did a fairly good job with those units. I would probably become interested around 350 to 400. Might be a looooong time before it happens.

ParticipantThere was fairly decent comment made on one of the threads that “I done’t have to be right over the next 10 years I jsut need to be right over the next 30 days.” Maybe time is what WTB’s wife need to realize the potential value of waiting.
On the other hand maybe this is a working couple, tons of cash and the time, effort and mental energy of looking at real estate is costing them a ton of money in the opportunity sost of their time.
Spending 8 hours on Saturday and Sunday for 2 working professionals 4 weekends a month at $100 and hour is costing them $3200 a weekend plus time spent thinking and researching real estate during the week. Are people on this board really trying to say that there is no value to time.
Asian Nautica is dead on. If you are holding for a long period of time what does it matter. Maybe they buy high on the house but have additioanl cash to buy other real estate on the cheap later. The net effect is no different than dollar cost averaging. From what I read of the borrowers they can afford the home( ie they ahve some scrath and cash flow0 This usually means that folks probably can act as a guarantor if somethig goes wrong.
My only advice is that you might want to make sure that your life and disability policies are well taylored so that in the case of soemthing unforseen you are well covered.

ParticipantSeems to me the only play on the investment property is when you already owned your primary property and didn’t plan on moving or making any major purchase which required credit.
When in this scenario it made perfect sense to go out and lever up on real estate. Worst case scenario was a ding on your credit and you walk away from the properties. Best case scenario you make enough money to retire very wealthy.
Seems to me like it is hitting the news now that many of the proerties going into foreclosure are investment properties. Seems to me that this makes a lot of sense. Sort of like an option contract. Market goes up I sell at a profit. Market remains flat I try to generate income by renting. Market goes South I walk away non recourse and pay the taxes.
Doesn’t really seem like a bad bet. I win on 2 out of 3 scenarios. My loss is limited to transaction cost and my future ability to speculate. But if I already own my home big deal.

ParticipantIf you you hear of anything else in that price range I would appreciate the posting. I got a second on the way and my 1 bedroom in PB is just not going to cut it much loger.
I have been paying 900 a month and the pool and weight room are nice but I need more space. I could afford up to 2000 but I have sort of been of the mind set that if I can have what I want I might as well have the minimum.
Rent has not changed for the 5 years I have been living in my apartment so no complaints there.
