ParticipantShould we not want them to keep on approving and converting away? The more inventory there is the bigger the crash. That would be great for people waiting for the best time to buy.
Plus, if the condos end up reverting back to apartments, then the renter will get a better product.
The city has an interest in existing units getting upgraded to prevent urban decay.
Personally, I don’t mind if greedy investors loose money.

Participant$239k for a 1 bd condo at Vicenza. The lowest I’ve seen so far. We’re not too far off from the 180k I predicted. I might revise my low prediction for a 1bd to 150k in UTC.
Does any realtor here have cost info on this flip? I can’t find any data.

ParticipantI’d love to learn more about Mexico — real estate and culture. Some Americans would never set foot there but many others simply love it in Mexico.
I’ve traveled some in Mexico and my experiences were always great, even in Mexico City (supposedly a dangerous city but I never saw anything of concern).

Participantformersandiegan, I live in North County coastal and I just hate it (relatively) compared to the central area you mentioned. Even if I worked in the North County, I would still live in central San Diego. I would rather remodel a Bay Park home than buy a new house in Carmel Valley. Just my opinion.

Out: 4I talked to 2 elderly couples friends who are retiring. They are selling and moving away. Unfortunately, they haven’t sold yet and are prepping their homes for sale.
One couple’s house is high on top of a hill and would have commanded $800,000 at the peak. But the husband is a tinkerer so he’s got all kinds of junk to get rid of before their house is presentable for showing. They’ve been working on it for 6 months already.
The other couple just decided to retire and move. They’ll be putting their house on the market soon. They also have clutter to remove.
I’m afraid that both couples will be chasing the market all the way down and they’ll have to adjust their retirement plans. They expect to get top dollar for their houses.
My feeling is that buyers don’t have much tolerance for messy occupied houses.
I didn’t have the heart to give them a speech on the real estate bubble. I just wished them the best.

ParticipantMe too. I think it’s presumptious for that agent to do invade people’s personal property this way and I would never use that agent’s services. Someone did this in my neighborhood and I was pissed.
It’s amazing how people use the flag for business and political purposes. One of my neighbors has a flag over his garage. But he never maintains it. There’s a protocal in properly displaying the flag. Displaying the flag in an ignorant way shows very poor taste.

Participantybc, I too like Barack Obama. He’s definitely very charismatic and a rising star in politics.
It’s much better listening to his speeches in MP3 than to read them.
