Participant

paying student loans before credit cards sounds dumb
You can default on your credit cards. You cannot default on your student loans.
I’d say it’s sound advice.
again, I suppose ultimately who is the target audience?
I don’t think this would apply to any piggs. as I don’t think any piggs will be in a position in trying to decide whether to default on credit card vs student loan. but then again, I doubt any piggs have credit card debts…

Participant
Nobody ever uses that park. I think the worse thing about that lot is the slope, it’s huge. You would need to spend a lot on water and maintenance.
Here is another unrealistic listing. I don’t see the lender approving this sale:
http://www.sdlookup.com/MLS-110034644-13105_Bella_Rosa_Rd_San_Diego_CA_92131
That is a lot of new listings for the past couple of months. If this continues, you will see pressure on pricing. Up until now the demand has been far greater than supply. IMHO I don’t see the stream of listings continuing. It will probably taper off and trickle out like usual.
are you sure nobody uses that park? If you have kids in the surrounding area you would know that park is heavily utilized by soccer leagues and little leagues all around. there’s very limited parking within the park, meaning large spillage on to the neighboring streets, and this house is affected more than any other.
regarding the Bella Rosa house, there’s a foreclosure asking for $750k. agree, sounds like delaying tactic.

As Allan said before, people are tribal and they fear “invasions.”
that’s an excellent point.
the converse is if you are powerful and strong and confident, you end up converting people into your tribe.
we can look at the Arabs and the Chinese. Arabs thru trade and invasions, assimilated surrounding people over and over again. For example, the Egyptians completely lost their separate identity and language over time.
Meanwhile, the Chinese suffered constant invasions from the north, but the power of the Chinese culture ended up assimilating the conquerors. Prime example are the Manchus, by conquering China, they became Chinese, they lost their own identity, and their language essentially became extinct.
The American culture remains the dominant force in the world, this dominance almost guarantee the great majority of immigrants become essentially American. If not in 1 generation certainly in a couple of generation.
there is no need to fear “invasions” of Mexicans. not when most them simply are driven to become one of us.
