I am not saying they all exist but usually there are issues of that type. A person buying this place should turn the County zoning, building and health depts., inside out looking for answers to all possible issues before deciding on the value it has for them. It is pretty close to I-8, as is anything north of Fuerte.

The add claims that the prospective buyer might be able to do many things but clarifies nothing. Potential development statements, although usually including disclaimers, are generally handled more affirmatively. The fact that septic is required for any future developments is something to be very wary of. The smaller the property the more questionable. Often the Fire Marshall wants pretty substantial improvements of existing sub-par streets, including widening and a turnaround, that makes development obsolete due to costs or right-of-way issues or both.Sometimes they require fire hydrants be extended to the property from quite some distance at the owners expense. It might not be worth it to jump through all the hoops unless the resultant house was worth a relative fortune compared to the costs to remedy the issues.
