ParticipantI talk to my tenants about it before they move in. I tell them I understand overnight guests but since we negotiated the tenancy as single occupancy that more than a few nights a week was too much except for maybe an out of town guest a few times a year. I explain the possible choices of renegotiating the lease if they addressed the situation before any actual occupancy like situation took place. I let them know that extra tenants without negotiation are grounds for notice and I don’t have to give a reason when and if I feel it occurs.
Only one tenant abused it, bringing a boyfriend with her on the very first day! It was resolved quickly.
If I were you, I would tell her it bothers you how much her BF stays there compared to the occupancy you negotiated with her. I don’t think you need boat loads of legal precedence and boiler plate behind you…You need to know how she is going to act to your legitimate concerns and either get her to have him over less, screen him and possibly renegotiate the contract, or give notice (offer to accept her giving notice first).
Some may disagree with offering to let the tenant give notice, but it has worked well for me in the two instances I wanted someone out over their behavior.

ParticipantHey CaRenter,
There is a neat PBS movie in the County library system called “Mariachi High”…good for the family to see. A bunch of high school kids in mariachi competitions. I have it now, but you can put it on order it for a “hold” if you want. It’s inspirational and fun. It kind of reminds me of “Hoop Dreams”, one of my all time favorites, but lacks the desperation of Hoop Dreams.

ParticipantThere is no movie that could scare me. I can get pretty choked up about the sappiest stuff though, even in an awful movie. I was really happy when the crew from Hogwarts killed the dark lord and also especially that bitch Bellatrix Lestrange.

ParticipantOne thing I will question about Paramount’s video of the little girl with the essay.
In it she claimed that she had been to the gay pride parade….I have never been, but I have heard things that make me believe some parts of these parades are similar to “hostile environments” in a sort of Human Resources lingo kind of way. Of course, it’s not like work in that you don’t have to go and nobody there controls your employment, but it might be inappropriate to take a kid?
Kind of like Mardi Gras ….is it appropriate to take kids to Mardi Gras?
Maybe I am wrong? I know some of you go to the parade. Is it suitable for kids?
For those who haven’t been, from what you might have heard about it does it seem suitable for kids?November 23, 2013 at 12:11 PM in reply to: OT: The “Radical” Gay Agenda in California Public Schools #768379NotCranky
ParticipantSince you are an expert on dogs, paramount, what is going on when a dog humps your leg? A male dog? How about when it is a female dog? What if your kids see all this? Would you let these dogs have puppies?

Participant

Whoa, the Oxnard cholo cop unclipped his gun holster to take a cell phone from an innocent person on a low rider bike( I suspect he was on a low rider bike because I lived there during HS.)…To be fair it is probably hard to get high level individuals to be cops in Oxnard. Well that might be true about almost any place, but Oxnard especially.
I bet the cop’s gang got out gang-banged by eastlake when he was a kid and he holds a grudge.
He took his camera, he’s lucky he didn’t take his life.
The person filming the incident is very brave; on par with the filming of a gang committing a crime. Oops, my bad, that’s what he was doing…
I meant camera I thought he was using a cell phone camera. I guess he is brave you have to be brave to be in that park.
The cops are waging a proxy war for the middle class….just fighting crime I guess, but it used to be they pretty much would not go into some of these neighborhoods. Here is some back story…The city or county has put some injunctions on the gangs basically restraining orders and curfews on their ability to be in public. This isn’t happening to nice people like you.

This is the thing, It might be unfair to someone, but I really do not want to use cop vs. gang warfare to support the anti-privacy complaints in america. It’s kind of goofy. These are later generations of gangs who terrorized me and my friends and killed and raped some of them or their relatives. It’s happened all over the country ….what are you some kind of soft on crime liberal.

ParticipantYou are defying strict biology when you raise a kid that is not your own no matter who you are, it doesn’t help pass your genes. Anyone willing to do that is potentially pretty cool. I think women are less prejudiced against offspring not their own ,so two lesbians could be as good or better than anyone for adopting. Of course there are some bad apples everywhere.
I am going out on a limb here and say that the minds behind adoption law have figured out that the risk for children and correctly found it not to be higher with the groups you worry about compared to other actual applicants.
BTW, what is the name of the book?

ParticipantI had a lesbian neighbor who asked me to cooperate with her and another woman in having a child. Didn’t get into details (but I did thank her for raising the value of my property). I used the excuse that I was too sensitive for something like that. Scared is the truth. They broke up less than a year later.
But yeah, homosexuals can have kids, she could have found a gay man to do the deed. They can make babies for each other and/or adopt. Sperm bank sounds less complicated.
