ParticipantHey Cy,I”‘m glad that your house isn’t built like crap”
“Owner built is overbuilt” Can you swing a hammer as well as you do a bottle of sake? LOLAs long as we are making oaths:
Rustico will not try to reform jg anymore, Rustico must keep in mind that jg is a member of a nice country club and is not adverse to letting his friends bum off him to play tennis there. I do get a feeling he would be uncomfortable standing next to someone as tall as I am though.

ParticipantPatient: There are a good number of REO’s out there already as I am sure you are aware. The current NOD’s will probably add significantly to those numbers. The other day Perry made a thread that had a quote from an Reo guy telling how desperate they were to try not to drive down comps with these houses. Sooner or later they are going to have to let them go at a faster pace. My guess is they are doing all the damage control possible behind the scenes first.I was alive and well in the last bust and have made the mistake of thinking things are going to follow the same script, there were bargains by now. There aren’t anything like comparable bargains yet that’s for sure. I bought a house in 91′ for 38% less than the previous owner did and it rented for almost twice my mortgage after 10k materials and appliances and some DIY repairs.

ParticipantMine, To steal another poster’s line ,it’s probably about a ten footer, but it’s built to last and the nearest neigbor is about 1000 feet away.
Ten footer=everything looks o.k. from 10feet…. on average:).

ParticipantA related story:
A friend of mine told me at a party last week that his loan resets in July and he will be in big trouble. He called me this morning his bank had called him to ask if he was ready for the reset. He has never missed a payment no lates nothing at all. He told them his current payment was a big struggle and the reset was going to kill him. They told him someone would call in three days to work it out, at less that his current payment! The lender was Chase.NotCranky

ParticipantI appreciate a few of you guy’s rallying around SDRealtor.Every single post I gave him credit and always have. Our discusson today is part of something that has been going on for a while. If he thought I was being disrespectful he would have decided that and let me know quite clearly. I think he understands some of my concerns. We all deserve some Respect and yes the Forum is tough and dissention is not all bad. Adam and I can have our discussion privately now since we have exchanged emails. Hooray!

ParticipantSdr, If you recall one of my first posts was to tell people that they had time to get their own real estate license and that it would be easy and inexpensive, maybe fun.
Alex might have been slamming me,not sure, I probably have it coming. For the record SDR absolutely said that interest rates might be a catalyst toward kicking the price declines in gear. We will see…anybody blogging has always known that teaser and historically low rates wouldn’t last . Thats why they are called “historically” low instead of permanently low.

ParticipantObviously I can not do anything with the feedback you gave in your last post to me. I do not see the topic of this thread as a slant. I see it as a blatant sales pitch.I have watched the build up to it for a few days in with the hype you are applying to interest rates all the while leaving with that topic a sort of mystique as oppoed to being effusive with you knowlge about the it like the rest of us loud mouths would be. I understand the significance of rates on a fence sitters decision to buy or not and the anxiety they would have about it at this time. If Rich is o.k. about your strategies who am I to say? As you already know I would prefer that the debates weren’t influenced by profit motive. You do only give the full disclaimer when you are called out on it.I just think it is unfortunate that confused newcomers to a housing bubble blog have a slanted realtor greeting party awaiting them. What about a moratorium and slanted pitches to newcomers until they have particpated a few months? It’s not that I don’t have concerns for your needs because I like you, and I do. It’s just that being quiet seems like being biased in favor of you as opposed to these folks that may be getting screwed by buying. Anyway I get my opinion. That’s it.
