ParticipantIt truly makes me crazy when I hear people discuss public transportation in cities in Southern Ca. It’s not the lack of demand, it’s not that people won’t use them, it’s just that it’s virtually IMPOSSIBLE to build an efficient system in a city where people are spead out so far. Ever look at a map of LA county? It’s HUGE! How many people live there? Maybe 5-6 million? The population density simple won’t support it and the city planners are well aware of that fact.
I used to live in Japan. In a 30 Km radius of the center of Tokyo (much smaller than LA or SD counties)are the homes of more than 30 million people, approximately 25% of the total population of Japan. The trains are fantastic. I could get fom my home in Yokosuka, about 50 km from Tokyo Station, to anywhere in the city in 45 minutes. During rush hour he trains are so full there is a person on the platform whose job it is to smash as many human beings onto the train as possible. You seriously have to suspend your sense of personal space or you would go insane. There is no way that system could work here. Stop dreaming, and realize that life in this area requires you provide your own transportation.
Personally I prefer to commute by bicycle, but I realize that may not work when I return to San Diego. the wife really has her heart set on the North County, and that’s a bitch of a bike ride to Balboa.

ParticipantThanks, I havn’t worked out all the nuances of attachments with this program, but you did exactly what I described. You’ll notice that the depression dip is exactly parallel to your drawn line.
To address the question of what will happen next, I use frightening becuase I feel a depression is not at all out of the realm of possibilities, and we could see another depression trough.
I’m pretty well positioned to survive a depression, but most people aren’t, and I’m not so naive to think that a depression won’t have any effect on me and my family. But perhaps we got it coming to us.
For what we’re about to receive may we be truly thankful.

ParticipantThe way I interpret this graph is that it demonstrates what housing appreciation SHOULD be when fundamentals are observed. If you were to draw a “line of best fit” (sorry if that brings old calculus demons out in people’s memories) through the entire graph you can imagine a straight line with perhaps a 15 degree or so angle with the x-axis. That is where we should be. Take that extreme right sided peak of current housing prices and imagine it falling to the extrapolated point on the best fit line. I don’t think it’s impossible to see prices adjust to that point. The other deviations on the graph are either very temporary, or associated with a cataclysmic cultural event, i.e Great Depression, WWII. You’ll notice that after the last unexplained peak 1n 1890 was followed by a 30 year trough with exactly the same slope of the line we imagined earlier.
I want to see houses become affordable, but in that context I find this graph frightening.

I have to whole-heartedly disagree. I’ll tell you folks a little secret. I got burned in the early 90’s bubble bust in PA. Bought in 89, realized I could no longer afford the payments, and tried to sell. The only problem was my house was no longer worth what I paid for it, and I had no money to take to a closing table. Walked away in 93(Cramer would be proud). What did I do in the aftermath? I decided to go back to the old values, spent the next 12 years in training, worked my ass off, and became a physician. During the period I completely rebuilt my credit. You know what? It was all completely worth it. If that hadn’t happened to me earlier I may have jumped on the bandwagon this time around, and would have lost a whole lot more.
Now I’m an Obstetrician, and I find that when the economy gets particularly bad people still manage to find the time to perform just the very activity that tends to keep me in business!

Oh yes they are. If not to the bank, then the IRS for the debt forgiveness 1099 they’re going to get. Or to the court for the summary judgement. Don’t worry, they won’t be able to hide it all. I’m a big believer in poetic justice.
