ParticipantI first noticed this property a month or two ago, and I think it will be a nice barometer of what the market will do over the next couple of months/years. I find it very amusing that someone thought they could turn a quick 200-300K profit on this flip. The thing is, I kind of like this place, and I would consider buying it in the 800’s. I think it has a real chance to get there as a REO. What will be interesting to see is what else will be available in a similar price range if the value falls to that level. Personally I want a pool.

I would only agree with this if they stabilize 35-40% lower than they are now. Affordability in an era without ludicrous financing keeps rearing its ugly head. There simply is no way prices are going to fall this quickly.
By the way, this is the best thread this forum has had for about a month now. Nice to see discussions like this again.
OT: Did you guys know that if you use Mozilla Firefox as your browser it gives you a spell-check on this forum? Awesome!

A lot goes into the thought process in leaving a sales job for management. The most important in my mind is how much do you enjoy being a salesman? Before I went into medicine I was a furniture salesman, and the top salespeople always made more than the management. That was certainly true for me in the first year or so when I really enjoyed it. After I started to burn out I saw my income decrease to about half of what it was before. Nothing to do with the economy, my heart simply wasn’t in it anymore. Had I considered a move into management at that time, who knows, I might still be in that business.
If you find yourself tired of what you’re doing the move might make sense. If you’re a consistent producer that can see yourself doing the same thing for years, it may not. Whatever you do, rest assured that your sales skills will help you tremendously in whatever you decide to do.

ParticipantCongratulations! What an incredible relief you must be feeling, and it looks like your credit is unscathed, or at least less so. And the way it worked out you’ll be able to start rebuilding much sooner. Trust me, I know what it’s like to walk away, and you really feel bad about it, and you hate when anyone asks what happened o your house.
