ParticipantYeah, I figure we have plenty of time, but I’m really having a hard time paying the rent when I know they’re just pocketing it. I understand the terms of my lease, but it’s galling just the same. The security deposit tactic will work for the last 2 months, but that still leaves Feb and March rents that I have to pony up.
That 60 day law is nice to know about, making it extremely unlikely I will be forced to move before the Navy makes me move in July.
As for the “assignment of rents” I know this place was purchased as owner occupied, as I’ve seen the original mortgage terms on a refi offer that was addressed to me. In addition, the landlord must have tried to do a workout with the bank(s), as we have had 2 mortgage company investigators in the past year inquiring if the home was indeed “owner occupied”. I politely informed them that is was not. Looks like my landlords are just more Trump wannabees who lacked the sophistication to know what they were getting into.

The closest I have found to Piggington is http://www.bubblemeter.blogspot.com. It’s nowhere near as informative or active as Piggington, which is why I still come here, but its focus is the DC area. I would LOVE to find a searchable database for the DC area MLS as good as SDLookup, but so far I havn’t found it. Homesdatabase, cited in the previous post is not as user friendly.
I’m currently looking in the northern suburbs, especially Rockville, Silver Spring and Gaithersburg, as their commute to the Naval Medical Center looks reasonable and possibly bikeable, weather permitting. Definitely some nice homes there on big pieces of property. Since I’m looking to be there at least 3 years, and I don’t think I can rent what I’m looking for at the same monthly payment, I’m almost certainly buying. Even if it loses a little value, the rent/own equation makes a lot more sense there. Add to the fact that I’ve already had a rental pulled out from under me, I’m ready to have a bit more control.

ParticipantHLS is a regular poster here. I think it stands for Home Loan Sheldon, and he is in the finance industry. He should be able to hook you up nicely, and he has posted his email many times. I’m sure he’ll do it again when he reads this commnet.
Good god, why are you still working Resident’s hours? I’m a physician myself, an OB actually, and life got a whole lot better after residency ended in 2003. I disagree with other’s comments about your wife getting a job. Raising your children right is certainly a full-time job, and probably much more important than any additional income she could bring. I’m with TG (temeculaguy), try to lighten up. You make enough to live well, even in San Diego. I love the cigars, wine, and internet porn comments, but my wife would kill me if I was looking at internet porn, so I vent with videogames instead. I wish you luck with whatever you decide to do.
By the way, some folks may have noticed I havn’t been posting as often as I used to here. The reason is the San Diego real estate market is no longer relevant to me. Looks like I’m being sent to Bethesda MD in July. It’s not so bad though, $600k buys about 4000 sf on 2-3 acres. Have to buy a snow shovel again…..

ParticipantDefinitely second the Sharp recommendation for LCD’s. They have the fastest response time and superb pictures. The Sony’s are nice, just very expensive with no imprvement over the Sharps. The Samsungs are also excellent, but I hate the reflective screen. That’s also one of my objections to Plasma sets. One cautionary note, get one with the last 2 numeric digits 64 or higher. The Sharps also have the benefit that they are extremely flat anf look terrific when hung on the wall.
It’s funny, Sharp tube TV’s used to be crap, and I wouldn’t have taken one a few years back if you gave me it to me, but for some reason their LCD’s are superb.
