When I was looking, the mello roos fees really turned me off to Del Mar. In some places it was almost 1.9% tax. There are also no stores nearby. The closest was in 4S. In addition, I found the location far from the freeways.

Having said that, it seems like a decent place for kids since the neighborhood is new and lost of young families. If your work is in Del Mar, or Sorrento Valley, the location is probably better than in RB or Carmel Mountain Ranch. I also did look on the map and there is a town center planned, but not sure when that is coming.

Depends on whether you plan to invest the money or not in a rate expected to be higher than the loans. Probably makes sense to invest in a Roth IRA first and then pay down the highest rate.

Generally, it doesn’t make sense to hold cash right now. Also doesn’t make sense to pay more interest to get a tax deduction for 1/3 of the interest.

Hmm.. I guess your expenses are higher than I thought. Personally, it seems like your savings rate should be higher for the income you have ($8500-$9k/month? net income), but obviously I don’t know all your details.

Yes, CMR has small yards. Though I thought Sabre Springs had small yards too. Don’t most places have HOA (`40/month) and the Poway CFD ($900/year)? Pretty similar that way CMR has.
