ParticipantClusterfuck, Nutjobs, Half-Assed, ANA (Another Fucked American) are all real words that do NOTHING to detract from a persons intelligence. I particularly like it. If used correctly, its a form of eloquence. I like people with passion, nothing wrong with expressing yourselves passionately in my book. Feel free, no complaints here.
If these terms offend you, you might want to grow a pair or take the rose colored glasses off, climb down off your ivory tower, quit folding your wifes panty's for a few minutes and LOOK at what is happening to your nation. If that doesnt rouse your "passions", then god bless you.
In addition, I dont know of ANYOTHER way to describe this current administration accurately ?
I voted for the idiot and I am ashamed of myself and feel like a total sucker. In fact, because of this administration I refuse to travel overseas as an American …..Im just AFA

ParticipantHousing was and has NEVER been anything other than an investment of a neccesity. Its not a "home" hell, when my wife and i first got married we made a "home" out of a garage conversion for 6 months. Marketing geniuses have introduced that "Emotional B.S." into the feelings of satisfaction of "owning" (renting money from the bank) a "Home"….. Keep your eye on the ball here.
Anytime you replace logic with emotion in a financial decision, you have entered the "loss" zone.
Look at how MUCH money Hallmark Cards made by getting people to send cards for ANY occaision ? Ingenius ! There is an industry thats trying to do that same thing with housing……fall for it at your own peril

ParticipantInstitutional education is HIGHLY over rated. Especially post graduate studies. My degree is in a discipline (B.S.M.E) and I NEVER used it in my whole professional life. I was relatively successful, and ALWAYS had my small business ventures on the side, separate from my job which provided a lot of time off. I retired at 38 yrs. old.
The people I associate regularly with are likewise financially independent, only 2 out of the 6 in my peer/bro's/friend/golf/surf/family group have college educations. But DONT let that fool you, they are VERY SHARP.
Why would you put yourself through such dilemma over your kids future education ? It could very well stunt their imaginitive creativity. Im not convinced its really that important.
If a persons goals are to retire at a younger than average age then spend the rest of your life living it YOUR WAY without too much worry of finances, then I suggest you tell your kids to get into business for themselves, the very expensive education they recieve in higher rated colleges are NOT going to teach them how to make 10 million dollars, they are going to teach you how to make SOMEBODY else 10 million dollars, while they work 8-6pm 5-6 days per week for 120K per year max, might get a 15K bonus at the end of the year if they're a good employee.
Yeah, theres a lot of smart people out there with phd's, so what ? Look at their national average pay ? 80K or so, Im willing to bet my landscaper makes at least TWICE that per year, so who is the smartest ? He surfs in Costa Rica 3 times a year and will be debt free in 4 more years or less. Its just not that hard.
Back to your original topic, trying to time the market is folly. I dont believe it can be done with any regular success. I missed it by 2 years and we sold off all real estate (3 houses) in 2001, but I like the side I missed it on. As Joe Kennedy said, "only a fool holds out for top dollar"
Please dont misunderstand me here, I am not an elitist prick, my brother in law is a Molecular Biologist (PHD) he is what I would call a smart (damned smart in his field) person. He makes about 85K per year living in Kansas somewhere, he works 60-70 hours per week doing what I consider extremely BORING work, he's pastey white and balding, overweight in all the wrong places, drinks too much and looks 20 years older than he is from the lifestyle he lives. There was/is a real estate boom going on over there too, he bought ANOTHER bigger house EXACTLY at the top of this market…..He is MISERABLE ! (I was just reminded how miserable he is over the holidays)
He thinks I got "lucky" and equates my position in life as a lottery winner, he refuses to believe I worked hard and more importantly worked smart for it…… Now Iam rambling….this drives my kids nuts…Have a good day, dont take life too serious, its only a game, but a game worth winning.

ParticipantThere are a lot of "HUGELY" (your reference) wealthy people out there who WILL NOT buy real estate next year…..But… there's a sucker born every minute !!! Maybe your one of them and dont know it yet ?
Gaining wealth and preserving wealth are TWO totally separate things.
Lots of highly compensated, well educated people do dumb things with their money…take doctors for example……Conservatively known as the worst investor, not to call anybody names here, statistically speaking only. (Im sure a lot of doctors are good investors, but I never met one)

ParticipantGood Luck !
Casino Royale Wall Street…..Dont put ANYTHING on the table that your not willing to lose……That leaves me out.
Also dont confuse a stock "certificate" of a gold "mining" company, with the ownership of actual bullion…….when the SHTF, your "certificates" at least maybe can be used in the bathroom.

ParticipantI just drove past it yesterday….it looks "Shutdown"…..But Im sure SOMEBODY out there (with brain damage) would like to live there, in the heart of the most dangerous, busy intersection in the fashion area……Just think….you can go outside on your new (10sq ft) balcony and be nasally overwhelmed from the wafting fumes from the PF Changs burnt oil fryers….Mmmm.. Honking horns, police sirens, screetching tires when the light turns yellow, taking your life into your own hands each and every time you try to pull out from their parking garage, mentally ill homeless people wandering about, panhandlers on every intersection corner, loud bass steroe "systems" from Honda Civics and their 9 inch diameter exhaust pipes, police chases/ shoot outs in the interestion…..etc,etc…all the fine things that living there would bring….All for under 700K !!!

ParticipantActually this is WONDERFUL !!! Towards the end of any bubble/hyped mania, crazy shit like this is allowed to happen cuz no ones really looking….its WONDERFUL ! the lender is going to get creamed and rightfully so ! Lack of due dilligence is inexcusable and I wish the schmoe's who dreamed this scam up the best of luck….unfotunately for them the law is only a foot and a half behind them…they just dont know it yet..

ParticipantReally ? Why is it that you feel you must "own" anything ? Maybe re-evaluate your motivations for soundness of judgement. No insult intended here….Maybe your falling for the home ownership trap ?
Do you feel any less of a person if you dont own and make 300% more in payments to some bank ?

ParticipantMaking offers already ?
Go ahead…I will buy the house next door to your new purchase for 80k less than you paid in another year.

ParticipantHey ! I was actually in Amarillo once, got gas there (even some for my car) The surf sucks, the girls are kinda cute though.
On the whole, its a dusty, windy, smelly (LP smell) desert town….but I do like the people, they are sincere and honest folks.
Live there ?……… Not a chance… Give me mexican gangbangers, traffic, hideously priced real estate and pollution, at least the surf here is righteous !!
