ParticipantI’ve only done tubs and not the tile up the wall, but it has always worked well. Less than $300 and no complaints, but don’t know about services in your area.

ParticipantIf you consider La Jolla I would say Upper & Lower Hermosa near Bird Rock or if you like being closer to the village than the Muirlands area is nice for families.

ParticipantI second aimloan. They are really quick at underwriting and can give you loan commitment letter (stronger than pre-approval) with just a few conditions. Rates & closing costs are also very reasonable.
Some people have luck with the big banks or brokers, but I prefer credit unions or caompany like aimloan. Actually had brokers tell me they couldn’t beat what was offered during my last few transactions

ParticipantI have to agree with sdrealtor that the best deals are either seasonal or because of knowledge base of realtor. Market condition (interest rate, job market and overall housing recovery/dip) has very little to do with great deal.
