HobieParticipantWhat is Canada doing with tariffs re exporting its lumber? Lumber mills in OR and WA have plenty of labor available and trees to harvest. Is this just the industry maybe taking advantage of the current construction boom.
Are we seeing,”What the market will bear” pricing. Families with 2 spouses working have more cash– expect the cost of goods in there living area to rise. Not necessarily an indication of inflation.
Look at ice cream. Not long ago, the industry colluded and changed to smaller packaging keeping same price. Now, prices are higher for smaller quantity. Clever marketing or just manipulating the market knowing it has a comfort product that will always sell.

HobieParticipantPrior to this influx of NorCal equity flowing into our local coastal market a lot of new owners needed 2 spouses working at professional jobs to cash flow and buy here.
I’m wondering if we will see other lesser priced tract homes being purchased outright with equity cash thus making it now feasible for one spouse to be stay at home parent.
Be interesting to see if that start trending. …probably same odds for briefcases coming back!

No rental savvy. Also, not huge interest in becoming landlords. Good point re sibling issues. Including emotional attachment to home they grew up in. So many Chiefs..
I was fixated on not loosing the tax base. But these people issues do outweigh the financial side.
I think the only 2 realistic options is for one the them to buy out the others or just sell it outright.

This is your limiting factor. IMHO, with this mind set you can never be satisfied. It’s not about taxes.
Once you figure out why you have this need for mega home, you might have a change in attitude.
IMHO, buy yourself a couple of modest homes in places you like. As mentioned, enjoy your family as life ends too quickly.
Enrich your life by mentoring young people as you have the gift of making money. Watching them grow and succeed will give you more satisfaction that sitting on a yacht or in a mega home. Become an Angel investor.

HobieParticipantI bought an off shelf hand made queen from Escondido Mattress a dozen or more years ago. Wasn’t remarkable, but still in use today. I don’t know if the old guy ( kinda crodgity dude )still runs the place but it might be somewhere close to have a custom one made.
