ParticipantAs been mentioned, these tariffs are simply undoing some of the wrongs from the past. Remember how we used to have a huge manufacturing base? And, remember why steel production etc went to china? Not just cheap labor, but the EPA. They don’t have the environmental laws our industries have to follow.
Quietly, Trump is unwinding the overreaching power of the EPA which will bring manufacturing back from China making tariffs null. It will take a couple of years.
Same goes for the farmers and the Clean Water Act. Fee, permits are out of control. Politically driven EPA.

I have not read about their card interest rate, annual fees, ability to cash out, etc.But on big purchases means a ~8% return vs. a 4% cash back on current credit card.. still a better deal. However- only at that store. So you have to structure your purchase and not carry a credit.

ParticipantRight re the lead. Dunno if he is that informed ( everyone has own opinion) as the quality of all of the non-lead stuff is marginal. And we don’t have a choice. Just don’t get whats in your picture- with the flex already attached. Get the new stainless flex hose and a 1/4 turn and you are set.

Participant1/4 turn is the best. Fast and they are ball valves as opposed to the gate and seat type which tend to leak at the stem /and/or get corroded stuck.
Btw, calif regs has banned the good plumbing parts. Depot brass stuff is actually ok.

ParticipantSometimes, property lines are not where they ‘should’ be. Visit the planning dept. They will show you on their maps the general property line. If you are close to correct setbacks, then you need to be exact and thus, call a surveyor.
Any chance of loosing the driveway turnabout? That seems like you might gain the necessary distance.
Can’t comment re the elevation difference reducing setback requirement. Again, need to hear it and better yet, read it from the horses mouth. ( city code and planner)
Plus, your diagram need to show full lot and existing structure. Maybe you could pursude city to consider the front yard set back where your driveway enters from the south, instead of the east. Long shot, but worth a try.

Not to jack your thread too much, but you mentioned there is little to talk about re real estate. I think we could find a lot to talk about regarding investing in companies and real estate. Specifically, as mentioned the Norco, Eastvale area is going off for commercial buildings. Those future employees need a place to live. Maybe this will resurrect places like Adalanto. But throw in the traffic issues, especially the 91fwy and the 15 down the pass and it will swing the focus to places like Hemet, etc.
We do get some interesting new OT stuff, but it needs to be moderated when self moderation doesn’t work. ..and who has time for that chit.

ParticipantTime to get your ducks in a row. Get a plumber to document the damage. Get pics showing how construction is causing damage. Get letters from city/county (long shot). Have lawyer send letter as now they are on notice. Plus, filing a lawsuit will cloud title and may provide incentive for them to be more cooperative and fix problems.

Actually you can run a recirc pump without the return line. It uses the hot supply then returns through the cold supply right next to it in your case in the kitchen. The only drawback is you will have warm water in the cold line for a while. May not be an big deal for you.

ParticipantShort answer, no it would not make econ sense. On-demand hot water requires a larger gas supply line.
Unless your on demand unit is next to your kitchen, then you still have to run 40secs to charge the line.
Another alternative is a recirculating pump. It is located the furthest from the hot water tank and there is a return line that takes the hot water supply and pumps it back to the tank. Now you have hot water when you turn on the tap and no waste water.
It is usually set on a timer ( same time every day, like am, or pm), or an on-demand button. If it runs continuously ( like a hotel boiler setup) it will cost you $$ in heating.
