ParticipantWe have friends looking in that area also, and I’d also be interested to know exactly where that development is located, and if the realtors on the forum feel prices will come down in that area.
We live in RSF, and I use Camino Del Sur off and on, and notice “for sale” signs quite often. I hope the Santa Monica development is not in the same area as “The Monet Collection.” That development is literally in a “ditch,” with dead brush (read fire hazard) surrounding the homes. Can’t imagine anyone paying over $500K for those homes. Another concern in that area is the power lines. Guess I’m just not a fan of the locations near that high school.
Will be interesting to hear the realtors feedback on this.

In one development, they know of people who paid $850K for a 3000SF home in 2005, and someone who recently closed on the same size home across the street for $675K!
When did your friends buy in 4S? Did they go in with a zero down? If so, the lender may be correct, but it’s still amazing to me that they would suggest walking.

I’m sure the builders want to get rid of their inventory ASAP, and current residents of 4S who are trying to sell will be glad when they’re gone, so they can start trying to set resale pricing higher.

fire-prone areas of San Diego have other problems many of us wouldn’t want to deal with.Lots of our friends and family live on the
coast and feel they are immune–but, surprisingly, the Weather Channel once had a program showing how a fire could roar down the eastern canyons of the county toward the coast and destroy La Jolla–so go figure.At any rate, the reason for my post, was to mention that some friends who are looking to buy in 4S have found they like Silhouette and Pienza best–in that order–but they have found there are not many good lots left, so if you are interested in those developments, you might want to check out the lot situation ASAP.
