The good thing for gun (responsible) owners is that the gun control crowd does very little other than type a few words, call people names, and donate a few bucks. Responsible gun owners have been preparing for years, with gun training, gun safes & locks, ammo and gun purchases, etc.[/quote]

The funny thing is I used to be middle of the road on guns until last month – until I heard NRA. Now I have concluded that NRA are thugs and we need another thug in the town.

I am now going to donate to gun control organizations and vote against any politician who does not support gun control.
In fact, next election, I am going to donate to opponents of all guntard candidates in swing states…

SDR is correct. I don’t think appraiser hitting some number for the lender/borrower is an issue anymore. However we have crossed over to the other extreme – these days appraisers seem to have every incentive to be as conservative as possible. Which is OK but it would slow down any rebound in prices. ( And without some modest rebound in prices, we are probably not going to see any inventory… )

I don’t know the statistics, but at least one person I know is moving to Nevada.
He doesn’t need to work for a company. Has no family ties to this state. I can understand why moving to Nevada becomes attractive to him. Most people affected by prop 30 won’t move because they have a job, family, friends and roots that will keep them here.

Only person who can stop a bad guy with gun in a movie theatre is a good guy with gun …
But this happened in spite of all the tough gun control laws in California, therefore they do not work, so let’s get rid of them …
This guy would get guns anyway and any measure would only affect others who won’t have access to guns …
It is a small price to pay for the defense against oppressive govt. which is definitely coming finally after 300 years, now that communist Obama is in power …

The funny thing, however, is that I just refinanced and the appraisal came in quite low – quite a bit lower than even late-2010, when I last refinanced. So I am not sure what to believe.
IMO even if there is great demand+low inventory out there, appraisers are not going to let the prices rise much for some time to come.

If I start saying that senate republicans have not voted to pass a budget since 2009, it will not be inaccurate.
But that is about as meaningless as saying that Senate has not passed a budget, or house has not passed a budget that is acceptable to senate, or that Obama has not proposed a budget that is acceptable to the house etc.
In reality it takes two (or three) to pass it and if it doesn’t get passed, blame goes everywhere equally.
