ParticipantAnd hey, I might be wrong but *oh well*. Let’s apply Pascal’s Wager here. If I’m wrong and we drop a bit more than 5%, oh well! I still got to enjoy my house, pool, hot tub, workout room, office, etc for *less* than it would cost me to rent. I can still rent out my place and cash-flow with all impounds included. Over-time my equity will return, but my holding costs are quite low. I’ve lost very little.
On the other hand, if we’re right and Temecula is an area that you desire (*it is NOT for everyone) but you continue to wait on a bottom for years you will find inflation rising, rents going up, house selection dwindling and your money on rent wasted. In five years of holding, I will have enjoyed a significant tax break, a stable place to live and growth in my other investments all while living in a wonderful neighborhood in my dream home.
I’ve made my decision.
Headed out now – we actually have a bit of nightlife out here now also… π

The area gets a bad rap due to preconceived notions and the spread of FUD. If I were to post inaccurate things about Carlsbad, I’m sure you’d find a fair number of Carlsbad residents up in arms.
Many folks look at the macro economic picture, form an opinion and apply blanket assumptions across an area they frankly have little knowledge of. The piggs that have bought did so for a reason – we obviously know the doom and gloom, we read the threads, we’ve been here long enough to not go into this decision lightly. We’ve obviously put ourselves out there armed with the same knowledge as everyone else. We’ve felt the time is right based on fundamentals and dove into the market. We can argue employment, inflation, predictions, etc all day but when it comes down to it there are three simple facts in play:
1. It is cheaper to buy than rent in Temecula/Murrieta
2. The median home prices is in-line with *current* median incomes (and yes, even RE agents are making *tons* of money now – the market is on fire here)
3. The population has continue to grow since the housing implosion in 2006. People aren’t moving out of the area back to the coast, in fact people *continue* to move here. Build-out is approaching.We’ve already reached those three metrics which are my signals for a bottom (+/- 5%). Unemployment will probably increase and there will probably be lots more pain in areas that still haven’t reach equilibrium. We are not in a macro bottom, this is a very localized situation.

Yes, we are in denial. We are enjoying our wonderful weather, new restaurants, Coach store, new Apple store, affordable homes, good schools and hot tubs (I *really* like mine). We sure are the fools, right? Why can’t we just open our eyes and see that our city is doomed and we’ve made the biggest mistakes of our lives and we’ll be laid off tomorrow and the flu will kill us and, and, and homes are being BULLDOZED! Everybody panic. I mean here, look at this scary graph! EVERYONE is foreclosed. Doom! Look at the graph, the data, why won’t anyone listen to me. Bulldozed. Realtors everywhere, lies!!!!
