ParticipantPrices in Carmel Country Highlands seem to be holding. One of the last Saratoga houses just went into pending and the rumor is that it was over $1M (even though it’s front door is feet from Carmel Mountain Road!). There are three houses in Saratoga now – all are the biggest model at approx. 2700 sf with prices of $1.075, 1.034, and $1.075-$1.125.
There are two Derby Hill resales still available (Plan 2 at $1.59-1.69 and a Plan 1 at $1.299). There is a new release at Derby Hill tomorrow and the prices are still just as high. The December and January releases sold out the same weekend. I believe there are three Derby Hill’s in Pardee’s inventory to be completed in April and July but two are Plan 1’s that have a steep hill behind them and the third is a very pricey Plan 3).

ParticipantI saw 6480 Norman before it went into pending. It had some strange features but despite those, I think the price was good (still hasn’t closed but the rumor is that it’s between $800K and $825K). The house was “upside-down” in floorplan but had awesome views from many rooms (no power lines). You walked into the bottom floor and had to climb a steep staircase to the living area. The front door was right on the driveway and ugly. There was some water damage downstairs in the laundry room. There was no “drama” inside. The ceilings were low and the paint colors were dark and horrible. There was psychedelic (sp?) granite on the kitchen counters. Some manmade surface that was bright blue with sparkles in it. The laundry room was inside one of the bedrooms. The third floor had a steep unfinished staircase up to an partly finished area. There was no bathroom up there so I’m not sure what you would use it for. There was a decent pool in the back. Everything outside was grey (the exterior, the pool deck, the decks, etc.). I thought hard about buying this one but the floorplan was too messed up to fix without a huge investment.
I saw 6462 this weekend. It is overpriced. It has some nice things but lots of poorly done finish work. It makes me wonder if the things that don’t show (plumbing,electrical) are poorly done as well.
