CoronitaParticipant
Well maybe a few dazed souls.
But they wont be persuaded by a snarky lindsey graham clip talking smack about trump and praising biden. Because lindsey graham is an obvious spineless cretin.
Ah yes, but I’m think more like all the people who like Mitt Romney and John McCain who went into hiding because they don’t want to be part of this GOP mess. I suspect there’s many of them.
Biden picks someone like Harris or Warren that is way to progressive, those people are going to remain asleep. Biden’s got to go the safe route right now because if push comes to shove, progressives will get out and vote for Biden even if he doesn’t pick someone progressive. Why? Because they now are rallying behind BLM. Biden pretty much is going to getting most african american votes after what happened with Floyd. BUT, he can’t pick anyone white as a running mate (male or female). He already went on record saying he was going to pick a female minority. To go back on that, Trump administration would have a field day on that.
Ideal running mate: Asian woman at the state assembly/senate level, moderate, not chinese. No ammunition to give the Trump administration to go after. Trump administration can’t play the “socialist” card.
Biden won’t win on a polarized ticket.
CoronitaParticipant

2020 is going to be decided by all the people in the middle.
Biden is the best candidate for this. All he has to do is stay centered and avoid saying something stupid.
We are going to have a reinfection, it’s going to be bad. Especially in the red states that disregarded the seriousness of this and opened early. There’s going to still be a lot of unemployed people. They are going to cut off UI benefits to those people, people are going to die. lots of people. BLM bring our the worst in Trump and this administration.
All Biden has to do is avoid doing anything extreme that polarizes people.
Is there anyone left in the middle?
Trumps repub. Support recently “plummeted” to 85%. Jesus fuckin christ. 85% through this? The overwhelming majority are on his side. He could pull it off.
If 85 perc. Of repub. Today support trump, and that number plummeted from the 90s, then there is an overwhelming chance that every single person i meet who identifies repub. Is not a person i would trust.
I’d say yes.. Read the update I said before you quoted me.
All Biden has to do is avoid doing anything extreme that polarizes people. Hence, why he is taking so long to pick s running mate. I think if he picks Harris, it’s going to polarize people and he knows that. I think what he needs to do is go the safe route and pick a
local politician that is moderate. Prime candidate would be an Asian woman from a state district that has no history of or any baggage. He could keep his promise of picking a woman and keep his promise of picking someone that is a minority. It would play into most moderate Republicans that view Asians as “neutral” and pick up most of the Asian moderate voting block . The candidate would respect and support BLM and that would get the African American and Latino votes. Harris has way too much baggage, so does Warren. He needs to pick someone unknown at the national level

CoronitaParticipantSo basically the premise is we have a bunch of young people who are day trading on things like Robinhood who are doing well right now, taking higher and higher risks, and that eventually they will lose their shirt, right?
Why does this sound familiar.. Oh, that’s right. It’s like the DotCom era….Except this time it’s a brand new generation of speculators…
Well, there was that article about the 20something year old that dug himself into a $700k margin debt hole and unfortunately killed himself.
CoronitaParticipant

Feds now buying individual Corp bonds. I can’t wait for them to announce that they will start buying all Robinhood portfolios which solely contain Hertz.
Ha!
Yeah, what’s up with people buying Hertz???
CoronitaParticipantMore evidence flight from city to suburbs is in full swing (at least for the ones that can afford to leave).
CoronitaParticipant
CoronitaParticipant
Ok, ch aging topics slightly. In terms of buying, I think it’s still a sellers market, but do you guys think there could be a price drop in a year?
don’t know. I don’t have a crystal ball.
Also, for buying we don’t know where but yet most likely between I5 and west of 15.
I think you should move here rent for awhile and then decide if you plan on staying for the long term before making a very important decision such as buying
How does Mello Roos work and for some of the areas there is no way to avoid it.
Yes, and that shouldn’t be your immediate concern until you are sure you want to live here permenantly.
What do you guys think of the new construction two homes in del sur or rancho penesquitos?
Nice
How would guys compare Carlsbad or Oceanside areas to the ones mentioned above.
Carlsbad is nice imho. Oceanside, well I don’t know much about it. Some of it I guess is good, some of it I guess isn’t good.
CoronitaParticipantWestview is good high school. There is a neglible amount of difference between elementary school in Carmel Valley, RB, 4s, Poway, Carlsbad. But it’s.still way too early to think about high school or even middle school.
I anticipate since you are only going to be trying out San Diego right now, if you do decide to stay, you will probably move again anyway.
I would ask other people as well who live in some of these other areas who can give you more details about those schools.
Since you will be working from home, you have a lot of flexibility where you can live.
If you are concerned about whether school districts will allow late enrollment, one thing to do is go to Zillow and look up a house in a given area. The listing will give you the school they belong to and you can Google the school and get the contact info for the school district to call to find out about their enrollment process.
CoronitaParticipantScardey. My contractor doesn’t want to go to Temecula for work. However, he has a friend in Vista that is closer and might be free and interested. When I find out, I’ll send him his contact and you can screen him. I’ve never worked with his friend though.
CoronitaParticipant
Sorry I am on mobile, but thanks for steering me away from Torrey garden apartments.
Being in Carmel valley it is surprising to see that it has bad reviews specially the theft. We are not set on any location yet but would like to stay a bit closer to take advantage of being close to family which is why we want to temporarily relocate there and hopefully make a permanent move.
We are open to renting townhouse or sfh.
I think anything along the 56 should be good. Is Rancho penesquitos really 10 degrees hotter than the coast?
We are most confused about schools (kindergarten) and if we decide to come in August will they still enroll us?
We want to save money and not send to private schools. As we will be paying mortgage on our house in the east coasts nd eating that cost while also paying high renting in San Diego.
Airbnb is not any cheaper and I am not seeing anything less than $3000, La Jolla is close to 4-5k.
10 degrees hotter in RP. It depends. Carmel Valley is large, the closer you are to the coast the more of the ocean breeze you get. The 8-10 degree difference is an approximate based in my cars temperature gauge as I’ve seen it change from I15 to 56west all the way to the 5 interchange. It’s not always that different… sometimes…
Kindergarten enrollment. If you come in August, they should allow a late enrollment. You might not get the school of your choice even if you live in the boundary but they should let you enroll at least one school in the district . Example, if you rent a home that you think will give you access to Ocean Air, they might be at capacity, so they might make you enroll your kid at Torrey Hills or Ashley Falls or one of the schools not as crowded.
Personally, I don’t think it really makes that much difference in the DMUSD district which school it is. It might be of a difference in a different district where the schools are drastically different…mainly based in parental involvement. The best thing I would do is look up the school district’s office and call them and ask. the DMUSD usually has an office open for calls over the summer. And Poway Unified I think does too.
Carlsbad is also a very nice area, but I’m guessing you want to be closer to LJ. Traffic won’t be as bad probably when they finally finish the I-5 expansion. I think in 2021-22
Here’s some resources to help

https://www.dmusd.org/Page/8832One nice thing about this district is if your kid has special needs, they do have a lot of special needs teaching assistants and support staff.
Let me know if you need additional info.
CoronitaParticipant
Its my fault.
There was a leak.
I let mold guy rip out a lot to check , thinking , well, insurance $, “we” sorta wanted to remodel anyway.
Boy was that dumb.
I shouldve done barest min., my life wouldve been so much better.
I ranks up there with dumbest things ive ever donr
Argh.
Remodeling a kitchen takes planning. I know, I just did one. It was not bueno. Lots of issues even with the material not matching, things not lining up. Didn’t help I went with a made in china granite and had an installer that didn’t bother to check the direction of the granite grain on the different pieces until after he already cut it.
Thankfully, it’s a rental, not something I have to look at everyday, not that it looks *that* bad. At least it was cheap.
My other contractor hasn’t called me back yet. I’ll let you know.
Mold guys are the biggest scam. A simple fiber optics camera with a small drilled hole and a mold test kit is all you really need. You pay a shitload of money to hire a dry out service that basically cuts a hole in the wall and runs a bunch of heaters with a blower fan on them.
CoronitaParticipant
If the courts allow counties to set their own timeline when to resume evictions, San Francisco and Santa Monica might wait 6 more months. Landlords not collecting rent and unable to evict will become distressed especially if they have a mortgage on that property. It may present a buying opportunity more so in some counties than others, from an investor point of view. Whichever county or city waits the longest to resume evictions will be less favorable to investors and REITs if the next county over is evicting non payers. It might be the next fire to run into, who knows, those Santa Monica rentals might have a window where they are at a discount, not a crash. Or it may be a disaster and they might like the new “affordable housing” but I think it will be a short window.
That’s a good point. I’m just curious though how much of this mortgage forbearance will take place and how much of the property tax no penalty will materialize.
For example, let’s say someone stops paying rent. Fine. Landlord stops making mortgage payments and asks for a forbearance. Also stops paying property tax, which in some.
counties is now allowed without a penalty. Isn’t this sort of just like passing the buck along back to the state government and banks?I guess it sucks for those landlords that count on the cashflow exclusively for income and have no other source of income.
BTW, I don’t think this problem is just CA. It’s going to be a problem for multiple states… I see it a bigger problem for states and locales that that depend on a specific industry that was wiped out by covid, particularly a lopsided local economy completely dependent on indoor leisure activity….if not now, later.
