The rate on the investor property I locked in beginning of May not sure where they are at now. Regarding my home mortgage the rate was 3.125 but was offered a 25bps discount for bringing in $500k in liquidity. Since this was done through my advisor they are likely offsetting yield with investment returns.
Heard rates are not following the 10 year because of a couple reasons. High refinancing activity (which leads to less competition among providers) coupled with low interest in mortgage backed bonds. I expect medium term as the 10 year rises mortgage rates should remain static.[/quote]

CoronitaParticipantI think my HELOC might be ending soon, so I might need to get another one just for safety. Interesting that some places aren’t doing it.
My HELOC is prime minus 0.25%

And there is this one friend in Carmel Valley that has son in high school. He started working at 85c in February for about 3 weeks but then Covid happened and he wasn’t called back to work….

So basically, I told my friend about the UI benefit, and so he and his son were like, sure why not try to apply for it…
Well, he got $90/wk from the state and $600/wk from the fed.
$690k/week retroactive to when he was first furlowed.. (I think the federal benefit probably doesn’t start until later, but still for a high school kid $690/week for doing nothing lol) April, May, June, and July $690 *12 weeks.
Covid cheese….Lol. Not that he needs the money. she bought his son an Audi to drive to high school.

Most people were not against any sort of revitalization efforts done well, for instance Mira Mesa revitalization was done well. Carlsbad did an excellent job of city planning. Those that opposed One Paseo, on the other hand, did so because there was very little planning to deal with the significant increase in traffic and footprint.
Anyone who is reasonable competently informed would know the difference. But no matter. One Paseo as a high density housing in suburbia turned out to be one big flop and now Kilroy gets take a financial bath in it with both it’s retail center being a complete disaster during Covid, and it’s high density units also seeing large vacancies because people could spend less money and get something with more space just a few blocks around the corner. Wrong again.
CoronitaParticipantMy sibling lives in SF, in the Nob Hill area. 2500 sqft 2 tandem parking spots. $2.5million a few years ago. It gets better. Two kids, SF public schools stink…. So add $20k/year per kid for private school from K to 12.
Fortunately for them, their AGI can allow them to afford to live there. But, they won’t have much savings left at their current burn rate.

No anyone here… but in general, the suburban and country folks like to complain about the cities and oppose densification of neighborhoods.
City folks tend to not be interested in anything far away.we should just like the market decide. Developers can build super dense for those who like that lifestyle, and sprawl for those who want more remote. People can move to the areas more suitable to them.[/quote]

It’s a miracle. My kid wants to do Potato Chip this afternoon unlike most times, when it’s usually the other way around.
CoronitaParticipantMost people actually have real friends, real families, and real relationships take real vacations, not the fake ones that people pretend to take just to grab a few doctored photos to post on Instagram and brag how great their fake but zero substance life really is on social media. Most fun vacations, don’t scream “I need to stay in the city”. In fact most of the time, that’s quite the opposite, and the best ones are usually the ones that people don’t spend the majority of the time taking selfies. Most vacations are fun by itself by the people you are with. Something that one day hopefully more people will understand.
Come to think about it, every single time we went on a skiing trip in a friend group to Squaw, or Jackson Hole, or Whistler it was fun staying in a dumpy cabin. And you wouldn’t be looking to stay in a city of you are visiting a remote place like Grandn Canyon, Lake Powell, Antelope Canyon Valley, for instance. Or if you go up to Sacramento for water rafting, ditto. If vacation, you mean only city type scenary, well if that floats your boat, but you are missing out on a boatload of things. personally, imho all cities start looking the same with a Starbucks on every corner no matter which city you go, lol.
