CoronitaParticipant
Dumb question. Does prop 13 protect tax rates even if you move out and turn the house into a rental? I assumed you had to be an owner occupier to benefit. I thought prop 13 was meant to protect old people from having their fixed costs change.
Actually, it gets better than that. Your kids get to keep the tax basis too if they inherit your property. And I believe there are rules if you want your grandkids to inherit it too.
One of my relative’s neighbor pay $1500/year in property taxes in LA for a home that they bought back in 1979.. That home is probably worth about $1.4m.
I think the rule would also apply to a home that is owned by a corporation… Don’t know, haven’t looked into it. I guess in that case, the property tax would be pegged indefinitely, so long as the corp lives on 🙂
CoronitaParticipantI don’t have central AC in my house. It doesn’t get that bad except one room, which I room AC …. Though after this summer I’m tempted to get central AC installed. I think I’ll need a 5 ton system, which will be around $4000, give or take…Then while I’m at it, I probably should get solar (too late maybe).
CoronitaParticipant84 without AC. I give up. Time to turn it on.
Glad I don’t need to wear a helmet outside today without vents/ac….
CoronitaParticipantWell, I can’t say these products were my fault. We weren’t doing headsets. You can blame CSR for your headset problems..Or, since last week, you can blame Qualcomm, since they own them now.
The latest carkits in the new cars are pretty good (also mostly CSR). I like them because of A2DP and audio streaming from a smartphone, so I don’t need to use a USB thumbdrive all the time.. In a convertible, I just still use a wired headset, with one earbud in. Works for me.
Despite having to do a lot of interop work with headsets. I never owned a bluetooth headset myself. I prefer a normal wired headset. I never liked the idea of putting something wireless right next to my brain, even though the power is so low on them.
CoronitaParticipantWhat is the total cost breakdown for 1 year? Just curious…
CoronitaParticipantWell the debate was definitely entertaining this time.
CoronitaParticipant

I’m still planning my emergency escape route to Vancouver BC, in case we ever have a direct conflict with China, and our government decides that want to throw a bunch of us chinese americans into concentration camps, despite me having nothing to do with China….
maybe I’ll resume my real estate search now that the USD => CAN is much better than it was before….
If I had to relocate, Vancouver would be my choice by a big margin. Clean, safe, great public parks and public transportation is second to none. During the summer, there’s still day light late into the evening (9:30 p.m.). Another thing, I notice the people there are generally very fit.
Unfortunately, it’s still out of my price range….:(
This home makes RSF look like a bargain! But that would be an awesome home.
I think that price is quoted in CAN, so with a 1.31:1 exchange rate, that would be only $2.76 million USD. Now, if I could only find $2.76 million in my seat cushions….Why can’t I be one of those rich chinese buyers that shows up at the open house and pays cash 🙁
CoronitaParticipant
Have enough money in the bank and be willing to quit and tell the manager to go fuck him/herself if they engage in wage theft. Theft of vacation time = wage theft.
If everyone who was victimized in this way was willing to tell their manager to get screwed, it would be a lot less common. Employees allow for this crap.
I like my old director and my old vp. He actually races a real race car on a real track.
CoronitaParticipant
Wow you mean there still a company out their offering real vacation and not the minimum 2 weeks?
As for the no accrual it really depends on company culture, your organizations subculture at the VP+ level and the relationship between them and the finance department.
It can be as flu stated or end up where someone is second guessing your manager on every vacation day you take over some arbitrary allocation in their mind. I.e. The finance head may he thinking new emps should only get two weeks.
Yeah, the company I’m joining is really going against the grain, and one of the few that still has a really good vacation policy. 4 weeks to start, +1week for each additional year of service up to a 7weeks. It’s going to be a big adjustment for me, because I like to work.
I think you do have some of these newer companies that are doing something about lifestyle and work-life balance (at least while they are making money :)) The thought/intention is there. Let’s hope it’s sustainable… I think netflix for example just announced they are creating a very generous leave policy for workers that are expecting a child.
CoronitaParticipantLol. Sounds like my previous employer’s policy…. It means you don’t accrue vacation time. When you want to take vacation, you simply let your manager know and subject to project deadlines, your manager just lets you take vacation time off.
Companies pitch this as essentially you have “unlimited vacation”. In practice, you take vacation in 2-3 week increments and usually don’t take more than 4-weeks per year. If you abuse the unlimited vacation policy, it’s a clear indicator to management that you aren’t busy enough. lol.
In theory if you have a shitty manager that hates you, you’re subject to his discretion as to when vacation time is “available” (again subject to project schedules)…But in most cases, managers don’t fvck with this, so that really isn’t something to worry about.
Also, when you leave the company, they don’t pay you anything for any unused vacation, because again, you aren’t accruing anything… which is the real reason why more companies do this. Before, there were many employees that never fully use their vacation time, and by law, accrued vacation has to be paid out. Some companies tried to cap vacation accrual so that if you hit more than say 6 weeks, you simply would not accrue any more vacation time..But still, unused vacation balances were still a financial liability for companies, so the way they get around this is to remove accrued vacation, and replace it with one that is “unlimited vacation, but non-accrued”
I for one am glad I am going back to a company that actually has paid/accrued vacation. They start everyone out with 4 weeks, and add 1 week every year up to 7 weeks starting your third year. And I think the maximum accrual is around 8 or something like that.

Good idea. Canada sounds like about enter recession.
Holy crap. I didn’t know that 1 USD is now 1.31 CAN. I still remember when it was at parity.

CoronitaParticipant
thank you all. So I’m in no obligation to pay for the fumigation cost. My dilemma right now is my agent; he doesn’t want to work to resolve this; he told me to pay the whole $2400. I understand that there is no money in it for him. Is there any way I can force the seller to release the escrow so I can get my earnest money back? I thought it would be in their interest to release the escrow so they sell their house to other party, am I wrong?
Just tell him/them you weren’t able to qualify for the loan, and you want your full escrow amount back. Nowhere were you obligated to pay for the fumigation cost, and if the seller already did it, too darn bad. If your agent is reputable, he’ll oblige. If he gives you a hard time, insist on it…And then when you finally get your deposit back, find another agent.
Personally, if I were in the seller’s shoes, I would have just credited the buyer the $2400 upon close of escrow or done it after all the contingencies were removed. But that’s his/their problem, not yours.
CoronitaParticipant
I’m sorry, this is termite fumigation no repair necessary, it’s around $2400.
@SK in CV: but I haven’t signed the Financial Contingency yet. You are right, the contract doesn’t spell out exactly which fee & cost.
If you haven’t signed the financial contingency, and if you can’t qualify for a loan, then what is the issue again backing out?
