ParticipantAlso it’s important to think about where you work, and I might have missed that. For me, Cardiff is an easy drive to work off of Genesee in the UTC area. It’s a little tougher on the way home but generally under 35 minutes. Besides this area, I considered Rancho Penasquitos because the commute was even faster. Carmel Valley would not have been too bad, but all I could find there were Condos and Apts, and my kids needed a place to throw a baseball.
Depending how far inland you go, you could have another 15-20 minutes to your commute. For instance if I moved to La Costa I’d be adding that amount of time each way. On the other hand, inland La Costa and Encinitas have slightly better deals.

ParticipantOur experience is quite similar with sdrealtor’s, we are in Cardiff, which next year merges (for my 6th grader) into San Dieguito schools. We are thinking about Santa Fe Christian at that point, but I don’t know that it’s because we are unhappy with San Dieguito.
In any case Big Blue goes down hard in less than two weeks. You see it’s a new era, the Tressel era, and he has a mojo going over Lloyd Carr.

ParticipantI understand, and properties in this area have gone above the bottom range, but lately it seems that isn’t happening. I only say that from watching this community, and even at that not as closely as would an appraiser.
I also understand that this might not be a flipper, but someone who legitimately had to get out from under the house. I see a house on Playa Riviera in Cardiff, bought for flip, and the owner seems to all but have given up on his renovations. With the house I am talking about using the term “as is” in the listing, I can’t help but wonder if there isn’t some unfinished improvement. Hopefully I can get down there this week.

ParticipantBugs I understand what you are saying but they just reduced for the 3rd time down to $769. Why would anyone then turn around pay one dime above that amount? So let’s say someone pays the bottom of the range, $769.
Since it was purchased 2/28, I don’t see how they get out of this without a loss. Now I don’t have access to the type of loan the buyer took out, but even at 4% selling costs, the seller is under-water. This doesn’t include any carrying costs, taxes, improvements, etc. Even at a Negative-Am Teaser, that adds to the total, though one could throw some of that out to say it was cheap rent.
Also are there not other seller expenses? Just asking, but it seems 4% is very conservative.

I believe if you check Perry (and remember Jehovah’s are not Christian), you’ll find that the premise of Chrisitanity is that everyone is sinful. Just because someone looks good on the outside doesn’t mean they are on the inside.
I say…Yawn. Schadenfreud for haters, extreme disappointment for others, but for most christians, just a big, “Yes so what”. Personally I never really believe the holier than thou types and try to avoid churches like that. I’d much rather have a relationship where a friend said to me “I am thinking about going to a male (or female) hooker” but generally people spend less public time on their struggles which is too bad because they might stop bad behaviors otherwise.
Oh, I define any married man going to any hookers (male or female) as bad behavior, so what I mean is it would be nice to talk someone out of that ahead of time. If this guy really did this stuff, then he is a hypocrite, no doubt.

ParticipantI see inconsiderate people every single morning, and I’d go as far to say as this is the most inconsiderate place I have lived. Here in Cardiff at the Birmingham corner of I-5, traffic backs up getting onto the 5 from the east side. The problem there is a side street where people are coming from dropping kids off at school. Since it isn’t a 4-way stop, most people sitting on B’-ham allow one car the opportunity to get into the lane. Note that they don’t have to, most just choose to.
I am always amused at the people who “choose” not to let one car in, as I like to stare to see what they look like. The tailgate so close that nobody can fit in between, and they refuse to make eye contact. They are in essecnce saying F-U with their automobile, because it’s blatantly selfish.
These anal-types who are “techinically accurate” that they are not required to let anyone in, are probably SOX auditors or some such job. I just can’t imagine being a little weasel like that.
At the same time, I still do not like people who refuse to keep up with traffic as it picks up. That doesn’t mean I stalk them or taunt them, I just get away from, and preferably, in front of them. There is a point where “being safe” becomes inconsiderate. I might come off like a rude person, but I always let cars in coming from the on-ramp.
You want to see rude and inconsiderate go to the fairgrounds sometime.

ParticipantNo I am not being sarcastic, why does someone insist on maintaining 150 feet of distance in bumper to bumper to traffic. Then you get stuck while everyone behind you gets into one of the next lanes, pass you by, while slow-poke who can’t keep up with traffic has 10 cars slip into the gap, to which he/she figures they still need to maintain the gap and slow up even more.
I don’t like people who speed up to prevent changing lanes either.
However this is a judgement call. If see a potential slow driver wanting to get into my lane which is moving, I do not slow up to let them change into my lane. If it looks like someone who is going to be fast and aggressive, and will force me to slow down, then I’ll actually slow up a tad to let them in.

ParticipantI think it is the responsibility of people pulling into traffic to do it with a sense of urgency. It’s like the people on I-5 who insist on maintaining 4 car lengths in 10 MPH traffic. Actually those people are great when you need to change lanes, you can always count on one.
It never ceases to amaze me that when my line is crawling and the ones on either side of me are moving, that I slip into another lane, and find 2-3 overly safe drivers back to back back.

I am a vet who primarily educated myself while on active-duty, and partially used the GI Bill for my last semester. In my little shop, (B-1B Bomber Offensive Avionics), there are several of my co-workers who have done extremely well. Guys who got BSEEs, MBAs, RF Engineers, etc. Now one could argue that since we were not front-line grunts, we are not the type that Kerry talked about.
One of the developers that works for me was a Marine grunt, and he has done well.
First I grew up a Union Democrat, and not a pompous elitist liberal, and that’s what Kerry and his ilk are. I saw that the military offered me greater opportunities if I was willing to use the tools they made available. NCO training, Total Quality Management, responsibility for working on $280 Million Dollar aircraft. I skipped playing basketball out of HS, at a D-3 school, because I thought the military offered some structure while I figured out what I wanted to do with my life. Great way to save UAW dad a few bucks.
So anyway if I was low-class so be it. The problem J-F’n Kerry has is that many of these dumb kids, are the children of his constituents. UAW guys for instance aren’t likely to look down their nose at military service for their kids, which sets them apart from the coastal snot-noses.

ParticipantI’d think Escala is suitable for people without kids, but not really a good place to raise kids. I fail to see how Escala is that great of a location. However having two kids in elementary, and one of them starting Jr. High next year, I decided against Escala for school district purposes. A young couple like Perry said has years before they have to worry about that stuff.

ParticipantThis is all subject to change and might be cyclical, but with regards to sports… I have two boys, my wife was a college athlete, and I was good enough to play small college basketball, so the kids will inherit some of that and hopefully a little height so when I searched communities I took sports into account.
Check the records of Encinitas area (La Costa Canyon), Torrey Pines, Poway and Rancho Bernardo Vs. the two high schools covered by the Penasquitos area. Most of RP now goes to Westview HS, but there is a good chunk of the community still going to Mt. Carmel. Note that I don’t follow wrestling, so take my words with a grain of salt if that’s important.
Part of the lack of success in RP might be attributed to the fact that the RP schools are one division lower, and have less kids to pick from. I think RB will have another HS coming on-board in a few years which could cut into their talent base.
In any case, it seems in the power sports that I follow (baseball, basketball, football) that the RP schools are a notch below the other 4.
Eric Chavez went to Mt. Carmel though, and I think James Lofton’s kid went to Westview, so if the kids are good then it doesn’t matter what the school is. In fact I sometimes wish I picked a less competitive community, but it is what it is.

ParticipantWe soft toss wiffles with a small wooden dowel (broomstick size) into the Stucco. Seems that this stuff is pretty durable. The small bat forces you to find the sweet spot. As a renter I hope we don’t damage the stucco, but my guess is these wiffles won’t because it’s too tough and the balls just bounce off.
Some would say to go to a park for this stuff but good luck finding an open park where you can play a little ball. Be glad you have a place where the kids can play I know I am.
