ParticipantI can’t speak for the 4.4%, but you can get VA loans with nothing down. There are some funding fees, and such. I bought two houses with VA loans, and I think the max is now over 400k.
The new lending guidelines will not apply to VA loans.

ParticipantLenox Financial’s Wesley Hoaglund, is da’ man. As much as I hate his ad, I had to take the extra step to look up this dolt, so technically he’s won. Actually no unless I take a loan out from him that isn’t true, but still, the hook, no matter how dumb, is likely to rope in some cattle.

ParticipantI will repeat the mantra that you should only pick cities that air travel is easy. Trust me every hop you have to take each week can cause delays. For that reason I’d throw out the Virginia Beach option.
Also I don’t know who you are working for but it was my experience that most people who get into these traveling consulting postions do not end up doing it for as many years as they thought they would. Therefore if there is a home office of the employer, it’s not a bad idea to consider that, so that you can slide into a non-customer facing job when you get burned out.

ParticipantRealistically for that kind of space I’d be looking at the area East of El Camino Real in Encinitas. Seems you can find a little more breathing room. Sometimes I see a good rental pop up in Cardiff, but they go fast. Since schools are not a primary concern, you could consider the area east of El Camino Real and south of Encinitas Blvd. and then you have the Manchester Ave. entrance to I-5.

ParticipantAustin has the cool factor, but The Woodlands is not far from George Bush International and trust me I’d rather be in and out of travel as quickly as possible. I don’t know if it’s changed but one more advantage to Continental is they used to have a great first class upgrade policy, going by space available and not having to use mileage. As a single guy, The Woodlands might be a bit boring for you, I don’t know.
Again Dallas probably the most convenient for Travel followed closely by Houston. However Continental has hubs in Cleveland and Newark which cover the Midwest and East Coast more completely so you have a slightly greater chance of connecting flights in Houston.
With Denver, many of United’s west coast flights stop over there. However I don’t know if the reverse is true, that you can live in Denver and get to any city in 3-4 hours. Salt Lake city is a Delta Hub.
To that point I suppose Atlanta is possible. However the advantage DFW has is that American really blasts to about anywhere from Dallas.

ParticipantFrom where I live in Cardiff SFCS is an infinitely easier commute than LCC which is the traditional High School for most of us in that area (though many attend San Dieguito Academy). I am considering SFCS as well.

ParticipantI’ve obtained 2 homes using VA loans with 100% financing, but I’d be hesitant to do that for the next couple of years.

ParticipantMy 12 years in Texas I never encountered a “crooked cop”, but I remember some cops who let us slide for pulling over to take a piss, and having some beer in the truck. They could tell we weren’t drunk, we told them where were headed, and they let us go.
I used to be a traveling consultant, and living in Dallas was extremely convenient. 3-4 hours tops to anywhere and always direct flights (unless you got stuck going to Wal-mart in Ark.)
I know Dallas gets a bad rap, but realistically, time spent dorking around in airports is as bad as traffic, and living in Dallas cuts way down on connector flights. Houston is similarly well situated as the Continental Hub.
Someone mentioned Denver, and that is a United hub, so it might also cut down wasted time, although I seem to recall the airport itself, is WAYYYY outside of town.

ParticipantI have a friend in Bressi Ranch and they were checking the MLS and nearly everyone in their little enclave is mortgaged to the hilt, with 2nd’s. His wife is a RE agent with access to the MLS and they were curious if my ramblings had any truth. They were surprised at the types of mortgages in their nabe.

ParticipantThanks sdrealtor. Regarding that house, too rich for my blood. I’d rather pay slightly more for a less junky place over in the area east of El Camino Real. There is another one for sale roughly across the street, and it’s had steady traffic.

ParticipantAs a Christian I must admit that anytime someone approaches me to conduct business, and mentions faith I grab onto my wallet.
That’s not to say there are tons of scammers lining the churches, I just mean in general even if I meet someone at a social gathering. I vistited a fairly nice, growing church up in Carlsbad, and the first guy I met mentioned some investment property in Twenty-Nine Palms. Sure thing, blah-blah. Probably a nice church, but that left an impact that I didn’t want to go back.
