ParticipantI am always surprised by people who buy a home and start tearing things out. This is expensive. Do you have a way to build something like that into the purchase?

ParticipantQuestion on VA Loans. The VA will insure a loan and allow zero down financing. Now the limits are obviously fairly unworkable here in SoCal. However millions of Vets across the US including me have access to VA loans (I have used them twice), and they do not require anything down. Do they go as Alt-A, or is the Alt-A, Prime/Subprime decision at that point decided on based upon your credit profile?

ParticipantI guess if you don’t plan on having kids, a condo would be ok, but if you harbor any desire to have a family, then detached homes in Encinitas are a better way to go. I can just picture you wanting a yard for the kids to play, so you’d move. Then you would have to unload the condo, because it’s likely at today’s prices or even one year out, costs, it will never cashflow as a rental. Unless you have a huge downpayment very few people would pay $3500 month to rent a condo.
Another option is to look at a Duplex, as there are plenty of decent ones over in Park Place. At least there you’ll have a full driveway, and two-car garage. I have seen several decent size duplexes sitting on Lake for quite awhile. 4 BR types if I am not mistaken, but I haven’t paid attention recently to see if those have sold.

Participantsdr has never used the forum to conduct business, so much so that I couldn’t get figure out how to contact him a couple of months back about a nice rental that he was going to be placing someone in. Of course he can feel free to harass me by using ell.fall.reds AT gmail.
And for the record, I don’t mind SD Realtor, making his contact info known, more power to him.

ParticipantColor me as completely confused as to the results of this auction. At first it seemed bears were disappointed at the results, and that it might be a signal that things are going to be slow as hell on the way down.
Yet the WSJ article and sdrealtor’s anecdotal account show that the lenders really did poorly relative to their expectations.

ParticipantWe have a driveway more than big enough for the two cars, so the garage is merely extra living space. This is where my power rack and weight set goes. A power rack allows for benching and squatting without spotters.
Also there is a TV out there with a PS2 hooked up for Guitar Hero. Not much room besides all this. There is also a computer with a subwoofer speaking hookup, as well as guitar and amp. My tiny little house is 1030 Sq. foot with two kids, coming from 2400 Sq feet plus a 1200 sq foot basement in Ohio. We got rid of a lot but not everything.

ParticipantHow does one distinguish Bay Ho from Bay Park? Is there a good map of neighborhood borders around here? That is something that makes it clear when someone talks about Hillcrest-City Heights-North Park-Kensington-South Park.
I can kind of tell with many of these, but not always.
