ParticipantAA is most certainly one teeny tiny step above troll. It would be interesting to review his post history to compare the number of times he participated in a thread started by someone else vs. starting his own. On second thought no it wouldn’t be interesting.
Typically the posts range from complete bear to housing bull, so you have to give him credit for representing a wide spectrum of “thought”. It’s all pretty harmless stuff though.

ParticipantOne of my son’s best friends moved to Oceanside and it seems every other week or at least once every three weeks, we have to make the trek. I am surprised being somewhat new to this area how long it takes to get to his house, and I am curious if his place is in this area that is loosely considered back gate. To get there I take 76 (a long way it seems) to Douglas Dr. and I believe it’s the last street before Douglas hits the golf course and bends around the corner. The kids apparently don’t like the school and don’t feel safe (one in elementary, one in Jr. High) so the family is thinking of moving back to Encinitas when the lease runs out. I am just looking forward to not making the drive. I think the street name is Point Degada. Or is the sketchy area further up Douglas?

ParticipantAs a fellow Vet who’s used VA loans twice, I say you spend at least a year mastering everything you can about obtaining a VA Loan.
Sure you could figure it all out in an hour on their web site but if you can stretch your research by a year or two, you’ll likely save money.
Don’t be in such a rush.
Basically VA will allow you to go some predetermind level (same as jumbo threshold?) with zero down. Let’s say that number is 420 for argument’s sake. You want to bid on a 600K home. My recollection is that if you can put 25% of the spread as a down payment, you can still obtain a VA Loan. Verify if this is still the case (and take your time).
So in this example you’d have to put up 25% of the $180 difference.
