No, Seal Beach is safe. You might have some annoyance type crimes if you live near the beach, which is a large, public beach. I think it’s Los Alamitos schools, which are pretty decent if I recall correctly.
That’s not a commute I would want to have to make every day though. About 20 miles on the 405. Not the bad part of the 405, but the 405 doesn’t really have any good parts.
For working in Gardena, I would try to stay close if I could afford it. PV, Torrance, Manhattan Beach, Santa Monica, etc. All have the amenities and walkability asked for. Also very pricey.

Maybe they’re thinking that if someone comes in at 100K under the asking price, they won’t take a bath.
