Well, because China does want to hurt us. Americans have a much shorter view of time than the Chinese. As a culture they are quite capable of taking a longer term view than we are. They see us as a rival to be conquered in asia, if not the whole world. Today they want to sell us stuff, tomorrow they want to dominate us in the way that we currently dominate them and most of the rest of the planet.

barnaby33ParticipantTell her to rent for a while to get the feel of the place. Older people for the most part don’t want or care to understand the complexity of what is happening right now. In a year or so she can buy a 1 bedroom much cheaper than she can today. Since 1 bedroom is the second least desirable layout (studio is the least) they will be hit second hardest on price.

barnaby33ParticipantEasily, the question is will it top 30? Phoenix is already solidly over 50k and everybody wants to live there. So San Diego in which everybody also wants to live cannot be immune.
Oh and my party is going to be at 25k. I asked a couple of friends about it 6 months ago and they are in. It’ll be a bbq.

barnaby33ParticipantI think your fundamental mis-conception is how these people think of affordable housing. To them its an affordable housing ATM. Cheap for them to get into, easy for them to extract wealth from to subsidize those stagnant wages. Easy to dump on someone else so they can retire early! Now thats affordable.
You just need to liberate yourself from those stuffy ideas of sacrifice to help your fellow man and the common good, you’ll get it!

barnaby33ParticipantThere are also technical hurdles. My broker TDWaterhouse makes shorting difficult. At least for me they have.

barnaby33ParticipantIts totally anecdotal but of all my college friends, only one is left in SD. We all went to CSUSM. My best friend was born and raised in Escondido and just moved to SE Kansas. I admit thats a bit extreme, but on 40k no way was he going to have a kid and a wife that didn’t work.
Its not the young or the old that are making up the bulk of the people leaving. It’s those who have median(or less) household incomes and that are in danger. Its the dreaded Palm Spring scenario, which always leads to decay.
As to SF new York and Boston. Yes they have young professionals in droves but very few stay. I would bet far more stay in SD. Its a VERY transient place. You goto these places for a few years after college until the pressure cooker of career and low living standards forces you out.

barnaby33ParticipantActually I think that there is no loophole even for a first. I remember about 6-8 months ago I started a thread on the new BK laws. I believe that the lender sends you a 1099 for the loss no matter what note its on.

barnaby33ParticipantNot true, I bet if I put together a list of obnoxious religious organizations and a list of all the realtors/brokers/insert RE profession here, by zip code and charged for merging sections of 1 with the other in order to, “sign them up.” I could get some buyers on this list.
