How do you explain the price of Milk then? IIRC, milk was around $1 in late 90s and now, they’re mid $3.an

Participant
For whatever reason new schools seem to underperform what you would expect the first years on standardized tests and then they steadily improve and end up among the highest in the local area. At least that’s what I have observed.
I wonder if that steady improvement is because people who care about school are more attracted to an area with newer school.an
Participant
for some reason, all this talk about prius reminded me of this video… kinda funny…

The million dollar question is, where will we go from here. Looking in the past price was falling. Looking at today’s market, supply is tight. So, in the next 1-6 months, will we see more supply, which will drive down price even more or will we se price start going up due to lack of supply?March 12, 2012 at 7:53 PM in reply to: How will a brand new school affect housing in the immediate area? #739788an

Corner of Parkdale and Flanders, next to Maddox Park.
WOW finally building something there. I grew up in MM and always thought that be a good spot for a school. Surprised that lot is still open (haven’t been by in almost 10 years).
pardee flatten out that hill 30 years ago for a school. Back then, they didn’t build it because the enrollment didn’t support another school. When enrollment support it around 10 years ago, they found fairy shrimp there and the environmentalist have been trying trying to stop building that school ever since. They were given the land next to Challenger in exchange for the school to be built. They just got the architecture approved by the stated recently and they’re hoping to get permit and start building in a few month and have it done for 2015 school year.an
Participant
Another one of the handful of listings I saw this morning went pending. Now all that is left are a short sales that are mostly in lousy locations. Its gonna be an interesting Spring. I didnt expect it to be this tight.
I’m still waiting for the after super bowl inventory bounce. In MM, it’s actually lower today than a month ago, for both SFR and condo.March 12, 2012 at 6:01 PM in reply to: How will a brand new school affect housing in the immediate area? #739774an
Participant
Imho….It depends on the social/economic status of the folks that will be attending the school.
So to answer that question, find out if the school district is going to be doing anything “wierd” in filling the student body (IE bus kids from other areas, draw the district lines in a wierd way, etc)…
Busing won’t be any different than it has already been. In MM, the SW quadrant have no elementary school. So, all the kids in this area will either have to cross MM Blvd. or Camino Ruiz to get to an elementary school. So, walking is tough or not a good idea (due to crossing busy streets). But with the new school built, they can get to the school in < 8 blocks, depending on where you live. Generally, I don't expect the student body to be that different from other elementary schools on the west side of MM. Some part of SW MM is being assigned to Mason Elementary, which doesn't perform as well as other Elementary schools on the west side. So, if I have to guess, based on the student body, this new school will score better than Mason and more in line with other schools on the west side.March 12, 2012 at 5:59 PM in reply to: How will a brand new school affect housing in the immediate area? #739777an

ParticipantI would totally do it. It would be much easier to do repair when you can get there in <1 minutes and you can always keep an eye on them much easier.

It’s interesting that east poway and stonebridge are 12 degrees apart and they’re only a few miles from eachother. It must be the canyon breeze stonebridge gets. I know the Costco across the canyon gets pretty breezy.an
ParticipantI agree with sdrealtor that its neither a buyer or a seller market. It’s not a buyers market if the supply is so thin that there barely any good property to choose from. It’s also not a seller market if you have short sales to compete with. I was just wondering if its common to ask for waiving appraisal and asking for buyer’s pictures.
