What I have noticed lately is that builders raze an area and plant soft dirt and weeks later there is a foundtaion poured and then frames go up. I know that they hope that over time that dirt base will settle but I am very skeptical to how a lot of these new homes will be in a few years. I can see a lot of people complaining about cracks etc…
The last year or so new homes have gone up in record speed and I truly believe that nothing good will follow from this.

For example they will give you the white applicances but say to get the stainless fridge you must pay $3000. Wait a second, is that an upgrade or are you just paying full price?
I know that the price diff for the same fridge in stainless or white is not that much.A friend of mine owns a home in carlsbad. The area where the fridge was put in was so oddly shaped that the only brand that would fit the entire cove correctly would cost $5000. Kind of crazy what these builders will do.
Alex_angelParticipantThe model homes do give you a bad representation. I remember looking through a model home and was in awe and when I walked outside saw the door open to a home that was just finished and decided to walk inside. It was night and day. I am not an interior decortor and realized no matter how hard I would try, I would never be able to get that plain home to look half as nice.
I do scoff when I see upgrades listed like
-brass door handle
-pewter spout in bathroom
-special cabinet handles etc…Basically for me the key points that I would want the builder to put in would be
1. Nice cabinets
2. hardwood in certain areas
3. Kitchen sized correctly.I would pass on the upgrade applicances since they are way cheaper.
Alex_angelParticipantDoes each builder have its own set of rules? We typically go months between rain, what if 6 months later it does rain and there is a leak, would the builder be responsible?
Alex_angelParticipantOn one of the builders web sites in a FAQ someone asks why upgrades are more expensive than buying from a hardware store and they write that they want to make it easy for the buyer. LOL. Am I to believe that they want don’t want maximum profit but instead do this to make it easy for the buyer. Hardy har har!
Alex_angelParticipantThat is what I don’t like. I want to see what a base home will look like then I can decide what I would want to add. They don’t allow this to happen and you have to imagine it by removing items from the model home. It is very difficult to say the least.

Well the new home is selling for $800k. we can afford that. Umm no. Unless you wnat beige carpets, white cabinets, white tile and white walls. They don’t realize that you need to buy all the curtains, blinds, backspalshes, etc… Before you ever more in that $800k home will cost you $900k and you will still have dirt for a front and backyard because landscaping is not cheap and your home still won’t look remotely close to the models

They just don’t know any better and when they see a black person they can’t put 2 and 2 together to realize that they have money like everyone else.
As for the asian person above who stated that the Pardee homes sales people jumped to help. I know the sales ladies you are talking about and have seen it first hand where an Asian family walks in and she will drop whomever she is talking with whether they are white or black. She knows that the Asian families are still buying and will ignore everyone else who are day dreaming for a new home. I find at times that there will be no one in the model and the sales people can barely lift themselves out of the couch to greet me. They are pathetic in the 4S Ranch homes. They try to label you as a buyer or window shopper and only then will they try to talk to you. Lately they all have been major POS with their customer service.

That is the most laughable thing I have ever saw. They are trying to set a price so that the RE’s can show this article to clients and say “see the bottom is still really high”

Please explain this Tribune. A typical home in 2002 that was worth $200k went up to $800k by 2006 and now sits at $700k and you call this a bottom? This home is still pver[riced by $500k. You guys are a joke to say the least. The bottom is were the home prices should be, not some super high inflated price.
Alex_angelParticipantI have noticed this at a lot of new developments. Lots of people, the wife is excited and talks loud enough at her enjoyment of one day living there and the husband walking around like a zombie with a look that says “She is dreaming, we will never be able to afford this”.
Just like the post above. I love going around to look at model homes. Its just fun. Will I pay $800k for a home? Actually let me rephrase. Can I afford $800k on a new home? NOPE! and I make $155k a year and currently renting.
Kind of sad that I make so much yet can afford so little in this city.

Alex_angelParticipantIs this property ocean close or ocean near? It is really improtant for me to know. lol. Sorry but I predict you haven’t paid a single penny of principal so I will be stuck with your full loan of $880k plus a boatload of equity loans. Sign me up right now.
