If there is a soccer or baseball game, pull over and watch, liten to how the parents interact. Go by the parks and see which one you believe your kids would feel the most comfortable in. In the end you will have a better gut feeling as to which area you want to be in.
Also. Take your car and drive to CV, then time your drive downtown. Then drive downtown to 4S. You’ll get an idea about the commute.
