If your ruling out places based on vulnerability to fire . . . don’t rule out 4S Ranch. 4S Ranch and four other recently built communities in the Rancho Santa Fe fire district are probably the safest homes from fire ANYWHERE in San Diego. Not a single 4S home burned.

There are lots of kids in the community. I live on a double ended Cul De Sac street and there are 40+ kids all under age of 12 living on the street. Lots of kids, low crime, no evidence of any gangs, newer construction, field of dreams type baseball/soccer/roller hockey/swimming/basketball complex. I know several families who could actually afford to live in, and in some cases moved from, much more exclusive areas (Rancho Santa Fe, La Jolla, etc.) who are living in 4S for the atomosphere, kid friendly community, and schools. As one person put it, how good is it for your kids if you live on a 2 acre gated estate in Rancho Santa Fe and your nearest neighbor with kids to play with your kids is hundreds of yards up the road in a similar “compound.” 4S is a great place to live if you have kids and can afford it. Wide price range of RE available from attached housing starting around $400,000 to gated homes on 1/2 acre lots at $1.5 milllion+

4Sbuyer2002Participant4S Ranch is your best bet by far. You may be able to get into a small SFH for 550K (Garden Walk). In addition, to being a very family oriented community the whole community is engineered to withstand firestorms like San Diego recently experience. 4S have same climate as Carmel Valley, Schools which are equal, and cost significantly less for the same sq/ft in a SFH. With the extension of Carmel Valley Road through 4S you are no about 2-3 minutes farther from the beach or La Jolla than you would be from Carmel Valley. Also no small benefit . . . . Temecula is way to far. Your husband who works in La Jolla will be chained to his car for 3 hrs a day if you buy in Temecula and work in La Jolla. I would not condemn him to that torture (3 hrs a day in SD traffic).
