I dunno about “most” or “5-10 years” but I think Clairmont has very good long-term prospects, particularly the mountain streets. Older houses, true, but large lots, and very centrally located.
I would say for a condo you want walk-able neighborhood, close to transit lines (maybe not for you, but when you sell it is a selling point), close to shopping, so Mission Valley might be a good call. If there is ever a tsunami in San Diego I would not want to be living in Mission Valley. Chance of tsunami is so remote I would probably just forget about that possibility.

A few cycles away can be a lot longer than most people think. North Park was “a few cycles away” for a long time. Decades. I have a friend who bought the building his business was in, on Univ ave, hoping that redevelopment would come. Newberry’s left the area. REI came and went. He finally sold the building 10 years after he retired, and made a 50% profit. That was in 2012. He bought the building in 1981.
