Are you saying that there may be inventory at below $350/sqft or cheaper (I’ve seen some close to or below $300/sqft). But those may have issues that I mentioned, backing to major streets, huge powerline in sight, etc.

People told my client and I he couldnt get a nice house west of the 5 in Encinitas for under $300/sf. Guess what, $250/sq ft later on almost 1/2 acre in a 4700 sq ft custom house with pool we proved them wrong. You only need one and there may only be one. Make sure its you that gets it!
Heck SD R bought one on the courthouse steps on Lago Di Grata and flipped it to an end buyer who paid $292/sq ft. I refuse to believe you cant get a nice view house for $350/sf or less.

That house easily could have used 100k in upgrades to make it comparable with other homes in the complex. You failed to mention the other comps in the complex to the poster. Feel free to do that as ours was well below market value and we still did good on that flip.
Did you also mention to the poster that the Lago Di Grata sale was a cash deal?

Looking at the current inventory on the MLS with respect to the requirements that the poster made, I will respectfully alter my statement. For instance there are several homes that are 3k sf and hovering in the 900k range so that is very much under 350 ppsf. So yeah I will backtrack on my statement and say you definitely can find a CV home for under 350 ppsf. As to the quality of the homes at 300 ppsf, in the 2500 to 3000 sf range, which is what you are referring to, your first listing is on Lopelia at a bit over 2500 sf (745k) and that is 287 ppsf. The rest of those sized homes under 1M range from 300 to 370 ppsf. The majority of those seem to be around 330 ppsf.
So yep you can get a nice one for under 350 ppsf. If you have enough patience you will see that come down.
