High end finishings would definitely raise the price more than $5/sq-ft. Just talking about flooring alone, material & installation of cheap marble vs vinyl can easily be over $5/sq-ft (high end marble can easily be 2x as expensive as cheap marble). Cheap carpet vs high end carpet can easily be over $5/sq-ft.
