I called them for various clients. Some of them have been on so long that they actually recycled through a few buyers who submitted offers and then bailed out.
For instance the home on Manassas has been listed for 391 days with an actual market time as active for 350 days. They have been in and out of pending status a few times. I had offers on this home for 2 different sets of buyers at 2 different times. Either the listing agent is having a hard time with the lender or they don’t know how to handle a short sale effectively.
Another example is a listing on Entreken Way offered by our good friend Battiata. It is active but has been that way for 207 days. I had someone who put an offer in months and months ago and has since bought another home. Battiata is a joke. I took some other people to see another new listing on Brome a few days ago. For months and months this was another Battiata short sale. When I had the luck to actually get through to Battiata several months ago, some ditz told me they had several offers on the home. Well this Brome listing has just been listed with a new agent and the sellers woke up and figured out that Battiata either had no clue to deal with people or badly misrepresented them with the lender.
Getting back to 4S and the short sales there. Many times I am asked to call and check out the status of the home. So again for many of these sub 500 and 600k homes, (most of which are not fee simple ownership but are condo ownership) I simply called the listing agent. The information for contacting the listing agent is on the MLS. Also try to get the information straight from the listing agent instead of some assistant. Sometimes with some of the high volume agents that is hard to do.

This is a very complex market and think of the big picture. If you are not experienced with real estate and foreclosures and if you purchase by yourself you may be able to save a little money 10K, but end up missing a better opportunity that can be worth 50K.
I would just contact SD Realtor. He is very familiar with the area and is a smart guy (he is also an engineer).

This is a very complex market and think of the big picture. If you are not experienced with real estate and foreclosures and if you purchase by yourself you may be able to save a little money 10K, but end up missing a better opportunity that can be worth 50K.
