I’m on a 15 year. But unfortunately, I don’t think it makes sense because I had some cost 2.875%.. Totally dumbass, because I could get a 2.75% with no cost and 2.875% with reasonable rebate now.
My normal broker that I didn’t go to last time totally chided me and said i was stupid because she was the one telling me rates were going to continue to fall…
Oh well.If rates on a 15 year go to 2.5% with no cost or 2.625% with a rebate, I’ll refi.
If rates on the 30 year fall below 3, I might refi back to a 30yr and change my gameplan. Not sure. because I really like seeing how quickly the primciple on the loan goes down on a 15.For once, I think being responsible/well qualified is being rewarded. I did the numbers on a remaining loan balance on a hypothetical 2.875% 30year. The monthly came out to be a ridiculous $1600/month… Not to mention, I could better qualify for additional investor loans too in that scenario.
My rental incomes combined would more than cover my primary mortgage..
The only issue is that it is getting incredibly difficult to find rental property. I’m not trying in MM anymore at least not for the next few months. Nothing. Absolutely nothing.
