I’ve got a friend who just listed with a range. He’s pretty realistic, even the top end of his range is a little below the last comp in his neighborhood. He is using a discount realtor and his thinking was that if the buyer comes in unrepresented, he will sell for the bottom end of the range, maybe even a bit less, but if the buyer comes in with an agent that wants the full commission, then its going to be the mid-top end of the range. He subtly communicated this to buyers too.
Last I heard, he has a deal that fit within his plan.
So much for “the buyer doesn’t pay any commission, the seller does” realtor line.

Our wives are puttin the screws to us to get into something….we’re also on the same page about getting something that has a unique and/or private setting (i.e. we’re partial to *old-Scripps* instead of *new-Scripps*)….and there are a few more similarities that escape me right now.
Happy hunting!

I have a little bit of leeway since we’re probably 2 years from baby #1, but she’s more and more interested in the open houses. What I’ve been doing is running a spreadsheet that calculates when we can quit work vs. when we buy, with adjustable stock increases and housing declines. When it’s posed as “if we wait till 2010 to buy, you get to work six fewer years,” she has a better idea of what she’s asking for.
