SD COUNTY COASTAL AREAS UN-WHACKED

As reported in the LA Times Real Estate Section a few days ago (5/27/07), HOUSES in some Exclusive Areas of San Diego REVERSE the PUMMELING and are headed UP in April, measured YEAR OVER YEAR.

Here is the un-damage:

Bay Park 92110
12 sales, Median Price UP 26.0%

Carlsbad 92008
19 sales, Median Price UP 9.8%

Cardiff 92007
12 sales, Median Price UP 31.6%

Del Mar 92014
11 sales, Median Price UP 20.2%

Ocean Beach 92107
18 sales, Median Price UP 2.5%

Point Loma 92106
19 sales, Median Price UP 9.5%

Newport Beach 92660 in Orange County is also SKYROCKETING!
26 sales, Median Price UP 12.4%

This bodes well for ANY HIGH END AREA of SOUTHERN CALIFORNIA. As I thought, the areas that enjoyed the largest depreciation, will suffer the GREATEST INCLINES….

This data looks very solid, particularly in light of the massive volume. I’m glad to see you didn’t just cherry-pick the zip codes that best support your position, and instead posted the awesome yoy median data for all high-end areas. Looks like we’re off to the moon again here in San Diego.

I think you better check your data regarding Newport Beach, however, as I have seen other extremely reliable data that shows home prices there are down over 50% yoy.

LOL on the 50%, I am assuming that was tongue in cheek. I lived there for 20 years and know it very well, prices are down about 10% from the peak, maybe a smidge less. Medians are of no value in small sample sizes.

FSD, Obviously Mistaken. The LA Times Information on Sunday (5/27) was for Orange and Ventura County stupid. I believe San Diego County might come out this weekend. We’ll see what the monthly numbers look like then. You really are a friggin Idiot.. If you don’t like to hear what I say, don’t read it. It’s that simple.

“Medians are of no value in small sample sizes” …especially when the small sample is taken for the purpose of evaluating a larger set with a broad range of values,like most beach communities. I think this has been gone over several times.
