Any thought?[/quote]Well, i believe the owner has another home I believe (rental/attached). So it wouldn’t surprise me if it’s either the sausalito home or the rental.
If it were me, I’d ditch the rental before the primary (unless I was relocating out of the area or was unemployed with no safeguard). But nevertheless I don’t think the owner is in dire shape (yet).i think San Rafael is better community. It’s gated, and it also includes a community pool. However, i don’t think this is an apples to apples comparison, since I think the homes are on different tiers. I don’t think there are homes there in the $600-660k range. Also, I don’t think the HOA’s are the same. I recall the HOA’s for San Rafael being closer to $250/month. Also, If you’re planning on stretching, then that I think opens the door up for other communities.
I doubt you would get low $600k right now…Pardee is selling attached homes at the end of CCHighland for $600k… (Frankly, I think that’s a lot. But that’s just me…)

Dont know if that is the case but…As for the $/sq ft, if the houses are larger they will almost always sell at lower prices per sq ft. Much of the costs in building are fixed. The costs of adding a several hundred sq ft to the size of a new home is much less than building the initial smaller home. If you are going to compare $/sf you need to be comparing homes that are the same size and at most within 10 to 15% of each other in size.

I was looking back at some data and some smallest plan in San Raphael sold for about $675K (1950-sqft). The model in Sausalito (1730-sqft) asking for $680~$700K just seems rediculous.
I know there’s nothing between $600~$650K in either community, but if I have to stretch myself and go towards mid/high $600K I’d like to get more square-footage?
Wouldn’t you say a 1950-saft San Raphael house should worth more than a 1740-sqft Sausalio house?
Also HOA in San Raphael is $160 with mello-roos $900/year. Sausalito HOA is $110 with mello-roos $1500/year. so that cost add up to be about the same for both communities.
Which community will hold values better? gated? or being close to Torrey Hill park?
