Santaluz and Crosby

I have been watching these areas in 92127 for the past 3 years. This blog has been an excellent source of information as well as support for my opinion that these areas would drop in price (I sign on to read piggington in moments of weakness when I see a foreclosure for sale). I was hoping if one of the realtor types could tell me if I have the numbers correct:
There have been 2 homes in Santaluz and Crosby sold for over 2M in past three months but there are 47 homes for sale for 2M or over????
I cant imagine anything but continued, dramatic price drops in the area. The homes are beautiful but they come with a 400-500/month HOA and up to 1000/month Mello Roos on the more expensive homes. As others have stated…the area is a bit desolate and it is not near the beaches. There have already been some huge price drops but with the inventory overhang in this price range, I don’t see how the prices will hold. Thoughts?

Just like you we have been watching the market in Santaluz closely. Many homes in the gated community have been on the market for a long time without price reduction. A few weekends ago there were over 10 open houses in this community. One of the agents told us that some of the homes were bought by realtors in the hope of a quick sale and were never occupied. I can’t imagine that any of these homes will be sold at the current asking prices! We are therefore also waiting for a price reduction before making a bid.

I think that both of these communities will come down dramatically over time. My sheer speculative guess would be 20% in the next 2 years would not be outlandish. Could be a bit more. You just need to be patient and hope that some of these homeowners lose thier homes.
