SD, thanks for sharing that, three things I got from that.
1.You are consistent, it matches your quote in the AP article and what you say here.
2. You will be successful in the downturn because after this guy doesn’t sell his house again or if he loses it he will wish he listened to you and he will refer anyone in the future who needs to sell. I have a list of honest people that I have done business with or almost did business with in many areas ouside of R/E and I give referrals to many people who ask advice even though I didn’t choose to do business with that person, often saying “If I had to do it again, I would have listen to _____.” Unfortunately I don’t always realize it until later but I share that realization. Honesty pays dividends.
3. If you ever try to post under another screen name I will call you out, your signature is the misuse of the word “then.” The correct word at least twice in your e-mails was “than.” I type inot when I mean into but spell check at least saves me. So i can have at least five names here and talk about what a bitchen guy TG is under a fake name. In fact I am rustico, bugs, perry, enorah (I stalk myself to look cool) and a few others and then i just say nice things to each of my names back and forth until my evil plot to rule the world is unveiled.

Any real estate agent who takes that listing will live to regret the decision because the seller is too ignorant and emotionally caught up in the fantasy of what his property is worth to deal with the reality of today’s changing real estate market. Once it is listed, it will simply sit and sit and sit and when he doesn’t get any offers, he will blame the agent. Good on you for not taking the listing on his terms.

The market and his limited funds will drastically shorten his time in business.
FACT:
I dont care how good a realtor is, if the customer cannot qualify for mortgage, then NO AMOUNT of creative, thinking outside the box bullshit the realtor can come up with is going to change the fact that he is not talking to a "customer" (someone CAPABLE of buying) he is talking to a time waster and is squandering his precious time….THAT realtor will move on to telemarketing soon, for his time in the business world is limited as his very business model is flawed by even talking to people who cannot close the deal for him.
So we find ourselves today actually seeing the results of outlandishly "creative finance" techniques engineered by those goofy, greedy assholes on Wall Street. We'll be lucky if this alone doesnt completely tank the worlds economies.
How did it get this far ?
Why was it ALLOWED to get this far ?
Where "was" the oversight ?
Is there really an dept called the SEC ?
Brace folks, the shitstorm is JUST STARTING and its gonna be a bad one
