How are you tracking prices? A year is a long time in human memory. It may seem that prices have only fallen a few percent from back then, but the quality, location, and size of the housing you are looking at has changed too.

That is something I have been thinking about as well, 15-20 years ago most first time buyers were looking at 1200 sqf 3 bedroom 1 ½ bath homes with swamp coolers on the roof and no upgrades and in need of some TLC and thinking (Wow what a neat place to live),
Now they want at least a 2500 sqf place with nice upgrades or (well I will leave it there).
Don’t really know about Oceanside but in Temecula you can get that first home above for less than I paid for a similar one in 1994 (go figure).
